PETALING JAYA: Property developer Seri Pajam Development has completed the groundbreaking ceremony for its SPD Tech Valley which was officiated by the Negeri Sembilan Menteri Besar Datuk Seri Aminuddin Harun. 

The 523-acre industrial park with a gross development value (GDV) of RM3bil in Senawang is designed to meet the highest standards of sustainability and smart technology.

“The SPD Tech Valley is expected to be the growth engine of the new economy in Negeri Sembilan, generating approximately 40,000 job opportunities in manufacturing and services, as well as ushering in foreign investment that will contribute significantly to the state’s GDP,” said Amiruddin.

SPD Tech Valley is nestled among major industrial zones such as the Kawasan Perindustrian Senawang Baru, Kawasan Perindustrian Senawang, Kawasan Perindustrian Tunku Jaafar and Sungai Gadut Industrial Park. This creates a conurbation that supports seamless business operations and accelerates growth, particularly for industries specialising in semiconductor, electrical and electronics, renewable energy, engineering, food and beverage and automotive. 

With connectivity via North-South Expressway and North-South Expressway (PLUS) and Kajang-Seremban Highway (LEKAS), it is also close to the KLIA Airport and Port Klang, boosting efficiency for logistics and supply chain operations. 

Set to be ready for Industry 4.0, SPD Tech Valley will be equipped with infrastructure including Power Management Units for uninterrupted electricity supply, comprehensive raw water treatment facilities and ready connections for gas and high-speed 5G internet. 

The park offers a secure environment with multi-tier security systems, including CCTV and patrolled guarding services. It also provides a variety of property options to suit different business needs, ranging from commercial lots to heavy industrial land. The inclusion of green areas, a business support and leisure centre with recreational facilities, and centralised labour quarters with 5000 beds enhances the quality of life for employees, making SPD Tech Valley not just a workplace but a community.

Emphasizing sustainability, the park incorporates solar farming, rainwater harvesting, EV charging station and cycling paths to minimise its environmental footprint while promoting healthier lifestyles. SPD Tech Valley aims to become Southeast Asia's first LEED Gold certified industrial cities and communities, showcasing its commitment to environmental excellence.

Seri Pajam Development chief executive officer Ten Wee Seong said the industrial park will be fully managed by the developer to demonstrate its commitment in ensuring continued growth and innovation for the park. 

“(The group) will hold 20% of the industrial park space for commercial development, which shows our commitment to ensure continued growth and innovation. With facilities such as a business support centre and recreation centre, multi-tiered security system, a one-stop-centre for help and consultation and support for transitioning to renewable energy, the facilities provided will be not only excellent but also innovative,” said Ten. 

Also present were Seri Pajam Development executive chairman Datuk Ten Ah Man, Invest NS CEO Datuk Najmuddin Sharif Sarimon, Negeri Sembilan state secretary Datuk Mohd Zafir Ibrahim, Action Committee for Urban Wellbeing, Housing, Local Government and New Villages chairman Teo Kok Seong and Seri Pajam Development director Zainal Abidin.
