Spotlight on outstanding property developers setting new benchmarks

The fifth milestone edition of the Malaysia Developer Awards (MDA 2026) convened the country’s real estate leadership to honour 25 outstanding property developers for setting new benchmarks in urban planning, ESG integration and financial discipline.

Co-organised by Star Media Group Bhd (SMG) and the Malaysian chapter of the International Real Estate Federation (FIABCI-Malaysia), the premier awards gala brought together industry captains, policy makers and market practitioners to celebrate built excellence in an evolving economic landscape.

Graced by Housing and Local Government Minister Nga Kor Ming as guest-of-honour, the event recognised achievements across two primary accolades: the Top-of-the-Chart (TOTC) Awards and the Special Awards.

In the highly competitive Top-of-the-Chart (market capitalisation of RM1bil and Above category), Sime Darby Property Bhd claimed first place, cementing its status as an industry pacesetter alongside OSK Property in second place and IOI Properties Group Bhd in third.

Rounding out the top ten in the premier tier were Eastern and Oriental Bhd in fourth, KSL Holdings Bhd (fifth), IGB Bhd (sixth), SP Setia Bhd (seventh), Matrix Concepts Holdings Bhd and UEM Sunrise Bhd (tied for eighth), Tropicana Corporation Bhd (ninth) and Malaysian Resources Corporation Bhd (MRCB) in the 10th spot.

Category winner Sime Darby Property also secured the coveted Best in Qualitative Award in recognition of its leadership in sustainable master planning, placemaking ingenuity and creative digitalisation. Meanwhile, KSL Holdings earned the Best in Quantitative Award, backed by robust balance sheet resilience and strong asset growth.

In the market capitalisation of Below RM1bil tier, developers also demonstrated exceptional agility and execution discipline. Avaland Bhd captured the top spot as well as achieving a double victory by winning both the Best in Quantitative and Best in Qualitative awards for its tier.

AME Elite Consortium Bhd and AYER Holdings Bhd were tied in second place while LBS Bina Group Bhd, ranked third, was also the co-winner of the Best in Qualitative award.

The remaining top rankings for the mid-tier category included Paramount Corporation Bhd in fourth place, followed by Eupe Corporation Bhd and Land and General Bhd (tied for fifth), Sunsuria Bhd (sixth), WCT Holdings (seventh), Glomac Bhd (eighth), Titijaya Land Bhd (ninth) and BCB Bhd (10th).

In the Special Awards category, the Rising Star Award was conferred upon Lafrowda Properties Sdn Bhd and Pesona Metro Holdings Bhd for exemplary project delivery and visionary leadership. The Transformation Award was won by OSK Property (for Iringan Bayu Wetland Park) and Paramount Property (for The Atrium), celebrating their successful rejuvenation of brownfield and abandoned spaces into sustainable public amenities.

Balanced evaluation and institutional rigour

Speaking at the gala, SMG group chief executive officer Chan Seng Fatt emphasised that institutional trust forms the foundation of the MDA framework.

"We believe that the measure of a good developer extends beyond the buildings it delivers. It is equally reflected in how responsibly a business is managed, how well it adapts to evolving market and community needs, how sustainability is integrated into its operations and, ultimately, the long-term value it creates for the people and communities it serves," he said.

Chan noted that excellence in real estate is not defined by enterprise scale alone: "While established developers continue to set important industry benchmarks, smaller and emerging players bring fresh perspectives, innovation and new approaches that contribute to the sector's progress. By recognising achievements across the industry, we hope to foster healthy competition, encourage continuous improvement and demonstrate that excellence is attainable by developers of different scales, provided they remain committed to quality, integrity and responsible business practices."

Every submission underwent independent evaluation by a multi-disciplinary panel of judges spanning urban planning, architecture, valuation and engineering disciplines.

Balancing commercial viability with regional affordability

Addressing the broader economic backdrop, FIABCI-Malaysia Immediate Past President Datuk Firdaus Musa highlighted the macro-economic pressures facing both supply and demand sides of the market. While developers face rising material costs, compliance fees and labour constraints, home buyers navigate end-financing barriers and living cost adjustments.

Firdaus called for a nuanced approach to national housing policy, noting that rigid pricing definitions fail to reflect regional economic realities.

"Housing affordability remains one of the most important issues facing our country. But affordability should not simply be determined by fixing a selling price. What is affordable in Kuala Lumpur may be very different from what is affordable in Ipoh, Johor Bahru, Kuching or Kota Kinabalu. Affordability must take into consideration household income, purchasing power, financing capacity, location, accessibility and the total cost of homeownership," he said.

Firdaus emphasised that sustainable housing delivery requires maintaining balance between public access and developer solvency.

"At the same time, we must recognise that developers are also businesses. We cannot continuously expect developers to deliver better, greener and more affordable homes while the cost of producing those homes continues to increase. There must be a reasonable balance between affordability for purchasers and commercial viability for developers," he said.

Transitioning to a demand-driven property ecosystem

To mitigate inventory overhang and housing supply mismatches, industry leaders welcomed key housing initiatives under Budget 2027 including the RM20bil SJKP loan guarantee expansion targeting 80,000 first-time and gig-economy buyers, extended stamp duty exemptions up to RM750,000 and the government’s target of zero sick housing projects by 2030.

Firdaus urged developers to leverage modern data analytics to transition from traditional supply-driven spec building to precision, demand-driven master planning.

"With better market information, data analytics and technology available today, developers should continue moving towards a property development industry that is increasingly demand-driven rather than merely supply-driven, minimising the mismatch between housing supply and actual demand. The decisions developers make today will influence how our cities function, how communities interact and how future generations live," he said.

As artificial intelligence, smart building systems and green building standards reshape urban landscapes, the MDA 2026 reaffirms that true leadership in property development requires combining balance sheet resilience with an unyielding commitment to human-centric placemaking.
