While the traditional mantra of ‘location, location, location’ in property development is still well adopted, increasing competitions in township developments have encouraged property developers to create various unique selling propositions to give them a competitive advantage. Some of the common themes found in newer township developments include green, lifestyle and accessibility.  

While most developers communicate these township attributes, the key to a thriving township lies in the planning details, according to Gamuda Land, a leading property developer in Malaysia with 25 years of experience under its belt.

Listening to what the land has to say

One of Gamuda Land’s development principles is listening to what the land has to say which drives the developer to take into consideration natural elements such as the land topography, existing biodiversity, natural elements such as water bodies and more when developing a new project.

“Guided by our development principles, we are also mindful of our surroundings at Gamuda Cove. When we first came here, we acknowledged that we have the beautiful Paya Indah Wetlands and Kuala Langat Forest Reserve as our neighbours so when we begin to plan this 1,530-acre township, we think of ways to extend the lush greenery from our neighbours into our township and reintroduce biodiversity on this peatland,” said Wong Yik Fong, General Manager of Gamuda Cove. 

He added that the vision for Gamuda Cove is to be Malaysia’s most liveable city where people can live green, live connected, live smart, live well and live vibrantly. 

To achieve this vision requires attention to details as well as upfront investment to future-proof the township. From building an impressive interchange along the Elite Highway to creating a 60-acre Central Park, cementing a partnership with telecommunications provider Maxis Bhd to power high-speed broadband as well as 5G connectivity down to placemaking efforts through its newly opened Discovery Park, much has been done to prepare Gamuda Cove towards being a town that can stand the test of time. 

“We have done a lot in the short span of one year since we launched the township. On top of all the above, we have conducted a biodiversity audit which will serve as a baseline for future audits to be conducted in the township. This audit was completed prior to any development works. In other words, this will be our report card for environmental health and wellness at Gamuda Cove in the future. We will know if our mindful approach to town-making has indeed resulted in the growth of biodiversity in this area,” Wong said.

When we get the places right, the town works

Another aspect of Gamuda Land’s town-making is to get the places right so that the township will work. This requires being mindful in its town-planning, knowing which components will work for the town’s community as well as understanding where these components should be placed within the town to create seamless connectivity within the township. 

“We strategically bring together the home place, the park place, working place, play place, shopping and eating place, learning and wellness place. These places are designed to be reachable within a 10-minute walk,” added Wong.

To make the town works, Gamuda Land adopted placemaking whereby its public spaces are designed to foster community bonding.

“A town is a community where people live and play together, get to know one another and look out for each other. When we are mindful in our approach, and there is a town square in the heart of the township or a Central Park that draws the community, we create places where neighbours will get to know one another,” Wong explained. 

In terms of its placemaking, Gamuda Cove offers four key attractive places that aim to bring people together, namely the Central Park, Discovery Park, Paya Indah Discovery Wetlands and the upcoming Splashmania water theme park.

Discovery Park

Discovery Park houses several unique attractions and many experiential activities, which are open to the public. 

Within the 23-acre Discovery Park are the Adventure Park and Hangout Village. The Adventure Park accords thrill-seeking visitors an adrenaline rush with a host of fun activities including the Blastacars Drift Karts, a three-storey obstacle course, plus an ATV and motocross track. 

Meanwhile, the Hangout Village offers a more laidback leisure experience pertaining to shopping, dining and relaxation. Visitors can enjoy Southeast Asia’s first Cove Aerobar and the ArcHIVE Food Hall with its delectable cuisines. There is also Malaysia’s first Beach Pool Club boasting the nation’s largest saltwater pool and a diving platform perfect for chilling and partying.

Given the developer’s experience and expertise in sustainable landscaping, Gamuda Land has been invited to enter into a smart partnership with the Ministry of Energy and Natural Resources (KeTSA) through Perhilitan and the Selangor State government to refurbish, upgrade and enhance the facilities, amenities and eco-tourism activities at the newly rebranded 1,111-acre Paya Indah Discovery Wetlands that is located adjacent to Gamuda Cove.

Paya Indah Discovery Wetlands is home to 14 interlinked lakes and an abundance of rare wetlands flora and fauna species. Its unique attractions include three hippopotamuses from Botswana, 60 over estuarine crocodiles which are native to wetlands, 244 species of local and migratory birds, and much more.

The Splashmania water theme park is slated for completion by end 2021 and is set to be the largest rainforest water theme park in Asia. With 70% of its area dedicated to green spaces filled with tropical trees, shrubs and flora, it will feature 28 exhilarating and unique slides and rides, among which will be several world firsts. 

“With so many exciting components, plus our 60-acre pet-friendly central park and Gamuda Cove’s strategic location with proximity to the KLIA and KLIA 2 airport hubs, this township will be the most vibrant city,” commented Wong.

The Home Place at Gamuda Cove

With a township this size, Gamuda Cove has a range of homes designed to cater to people from all walks of life. Currently under construction are Palma Sands double-storey terrace homes with built-up sizes ranging from 1,824 sqft to 2,739 sqft and Maya Bay Residences serviced apartments with sizes ranging from 550 sqft to 968 sqft. Both landed and high-rise homes are thoughtfully-designed to maximise space usage as well as natural lighting and ventilation. Its beamless design makes the unit look more spacious compared to conventional terrace homes.
