112 winners, 38 categories, 13 special recognitions and a once-in-a-decade award

The StarProperty Awards 2025 marked a triumphant return for its 10th anniversary, honouring 112 winners across 38 competitive categories and 13 special recognitions and introducing a once-in-a-decade award that spotlighted a true titan of the industry.

This landmark edition did not just celebrate the best of today but it also paid tribute to past winners through a first-ever 10-Year Revisitation initiative, reaffirming the credibility of previously awarded developments that have since been completed.

One of the evening’s most coveted highlights — the Visionary Leader of the Decade Award — was presented to Sunway Group founder and chairman Tan Sri Sir Dr Jeffrey Cheah, in recognition of his exceptional and lasting impact on Malaysian real estate.

This initiative is more than just a retrospective. It is a declaration that quality stands the test of time, said Star Media Group (SMG) group chief executive officer Chan Seng Fatt. “To the developers who have fulfilled the vision they once promised, we honour your integrity and commitment,” he said.

Notable winners of the 10-Year Revisitation honours included Eco World Development Group Bhd for Eco Botanic (first won in 2016 for The Earth Conscious Award) and Eco Business Park 1 (2017: The Business Estate Award), IJM Land Bhd for IJM Rimbayu (2022: The Neighbourhood Award) and Seremban 2 (2023: The Neighbourhood Award), Mah Sing Group Bhd for M Oscar (2020: The Skyline Award), Matrix Concepts Holdings Bhd for Bandar Sri Sendayan (2022: The Neighbourhood Award), OSK Property for Yarra Park (2022: The Neighbourhood Award), Sime Darby Property Bhd for City of Elmina (2017: The Neighbourhood Award), Gateway 16 at Bandar Bukit Raja (2019: The Investors’ Choice Award) and Bandar Bukit Raja (2022: The Business Estate Award), SP Setia Bhd for SP Setia Bhd Corporate HQ (2016: The Earth Conscious Award) and Setia Eco Glades (2017: The Cornerstone Award) and Sunway Property for Sunway City Iskandar Puteri (2016: The Neighbourhood Award).

All-Stars recipients

The prestigious All-Stars Award once again recognised the top-performing developers of the year, with accolades split between listed and non-listed companies.

The top three All-Stars Winners under the Listed Companies category were Sime Darby Property Bhd, IJM Corporation Bhd (IJM Land Bhd) and OSK Holdings Bhd (OSK Property) respectively.

Three pairs of property developers shared the same rankings - In fourth place were Mah Sing Group Bhd and Matrix Concepts Holdings Bhd, in seventh place were Chin Hin Group Property Bhd and Glomac Bhd and in the ninth spot were Radium Development Bhd and Tropicana Corporation Bhd.

Avaland Bhd and Scientex Bhd came in fifth and sixth while Paramount Corporation Bhd (Paramount Property) was ranked eighth. WCT Holdings Bhd took the 10th spot.

For the All-Stars Winners for the Non-Listed Companies categories, the recipients were Parkland Group, Platinum Victory, KEB Group of Companies, PDG Property Group and PR1MA respectively.

The glittering ceremony at One World Hotel, Petaling Jaya, was officiated by Housing and Local Government Minister Nga Kor Ming and attended by 900 industry leaders, dignitaries and guests. 

Entertainment for the evening included a spellbinding performance by award-winning singer Jaclyn Victor and a classical string quartet that set a refined tone as guests arrived.

A better year ahead

Chan noted that the nation was seeing confidence return to the real estate market, with more homes being sold and more dreams being realised.

“As we look across the property landscape in 2025, there are many promising signs. Developers are reporting renewed interest and homebuyers are showing greater confidence in the market. Even the long-standing issue of property overhang is showing signs of improvement, reflecting a more balanced and dynamic real estate environment.

“The number of overhang properties in Malaysia dropped by 10.3% in 2024 compared to the previous year, according to the Real Estate and Housing Developers’ Association Malaysia (Rehda). The total volume of unsold units declined from 25,816 in 2023 to 23,149 in 2024,” he said.

In terms of value, overhang properties also recorded a notable decrease—from RM17.68bil to RM13.94bil—signalling a healthier adjustment in the market. This improving trend has been consistent over the past several quarters, reflecting improved demand and absorption rates.

According to a recently published Property Market Report 2024, a total of 420,525 properties were sold last year, the highest in a decade. Of these, 75,784 were residential units. Residential property prices also edged up by 3.3%, bringing the average price to RM486,678/unit.

Adding to this momentum is the growing attention on the Johor-Singapore Special Economic Zone, which is poised to act as a catalyst for cross-border collaboration, investment and, ultimately, transformative growth, said Chan. 

“These developments are energising the industry with renewed optimism and we are confident that the best is yet to come,” he said.

The Property Market Report 2024 further highlighted the sector’s momentum, citing 420,525 property transactions in 2024 — the highest in a decade. Residential prices also climbed 3.3%, bringing the average home value to RM486,678.

Adding to this positive outlook is growing investor interest in the Johor-Singapore Special Economic Zone, expected to drive cross-border growth and long-term transformation.

“This industry is brimming with optimism again,” said Chan. “The achievements we’ve recognised tonight prove that the future of real estate in Malaysia is not only bright — it’s built on strong foundations.”

Also present were Housing Ministry secretary-general and PR1MA corporation member Datuk Wira M Noor Azman, SMG chairman Tan Sri Wong Foon Meng, chief operating officer Lydia Wang and chief content officer Datin Paduka Esther Ng.

The grand debut

This marked a milestone for StarProperty with the launch of its inaugural awards, featuring 10 categories, the Top Ranked Developers Award and the Readers’ and Voters’ Choice Award.

2017

Expansion and growth

Building on its initial success, the 2017 edition introduced eight new categories, reflecting key attributes essential for quality developments. 

2018

Reaching new frontiers

StarProperty Awards had expanded its reach beyond Peninsular Malaysia, acknowledging exceptional developments in Sabah and Sarawak.

2019

Broadening the scope

The awards further evolved, recognising hotels, iconic public buildings and luxury developments across different price segments. It also acknowledged corporate social responsibility (CSR) efforts with the introduction of the Big Heart Award. 

2020

Virtual innovation

The StarProperty Awards event was hale and hearty despite the challenges of the Covid-19 pandemic, adapting to a virtual format and demonstrating resilience during uncertain times. 

2021

Virtual innovation 2.0

For the second consecutive year, StarProperty Awards embraced digital technology with a fully virtual ceremony. Despite ongoing movement restrictions, participation remained strong with 26 categories attracting significant entries.

2022

A grand return to tradition

After two years of virtual ceremonies, StarProperty Awards returned to the in-person format in 2022. With over 500 attendees including developers, industry leaders and key stakeholders, the gala dinner reaffirmed the StarProperty Awards’ position as one of the premier events in the Malaysian property industry.

2023

Solidifying Its reputation

By 2023 and in its 8th edition, StarProperty Real Estate Developer Awards honoured over 30 developers for outstanding achievements, cementing its reputation as a prestigious platform for industry recognition and consumer assurance. 

2024

A bold step forward

The 2024 edition of the StarProperty Awards, graced by Housing and Local Government Minister Nga Kor Ming, introduced new categories and, at a grand gala dinner at One World Hotel, celebrated industry leaders while highlighting the sector’s evolution with a strong emphasis on sustainability and technological innovation.

2025

Honouring past and present winners

As StarProperty celebrates its 10th anniversary, it will honour past winners who have consistently delivered high-quality developments and demonstrated sustainability, functionality and innovation. This year also marks one of the biggest editions yet, with 38 categories and an unprecedented 97 awardees.
