PETALING JAYA: Kedah-based developer Imperio Group has won two accolades at the recent StarProperty Real Estate Developer Awards 2026, with The Tenz achieving excellence status under The Proximity Award (Best Mixed Development, Kedah) and 11 Tanjung gaining excellence status under The Cornerstone Award (Best Landed Development, Kedah).
The recognitions place Imperio Group among a select group of Malaysian developers acknowledged for elevating industry standards across distinct development categories in the same year.
"These two recognitions mean a great deal to us, not simply as awards but as validation of a philosophy we have held from the beginning, which is, that Kedah deserves world-class development and that families here deserve to live better. The Tenz and 11 Tanjung are different products that share the same belief − great design, thoughtful planning and genuine community benefit are not the exclusive domain of Kuala Lumpur. We are building for Alor Setar's future and this recognition tells us we are building it right," said Imperio Group chief executive officer Lee Woei Nen.
The Proximity Award recognises transit-oriented developments built around walkability, integrated amenities and a sustainable, liveable environment that reduces dependence on private vehicles. The Tenz perfectly exemplifies this vision as an RM350mil integrated mixed-use development anchored by its core 3Cs framework of Convenience, Connect and Community. Additionally, by preserving and transforming the former Tai Kuan Cinema, along with the historic grounds of Chap Keng Tiam, it revives the area's identity as Alor Setar's original gathering place.
The Cornerstone Award recognises the best landed developments, a category historically associated with established national developers and major township projects. For 11 Tanjung, a freehold strata landed development in Jalan Tanjung Bendahara along the Kedah River, the recognition affirms the project's groundbreaking approach as Alor Setar's first hybrid strata landed development. Combining condo-style governance, three-tier security and shared communal spines like Laman Santai with the spatial generosity of a landed home, 11 Tanjung sets a new benchmark. Designed around a Siheyuan-inspired courtyard living concept, it is thoughtfully planned to elevate everyday family life.
