IT is that time of year again for us to highlight the top 10 most-searched areas on Propwall.my to determine what homebuyers and renters are looking for.

There are a few new names on the list, along with some familiar ones. To read the previous list, log on to bit.ly/propwallQ2.

1010. Shah Alam

Making its first appearance on the list is Shah Alam, the capital of Selangor. As the population of Greater Kuala Lumpur continues to grow, many people will be looking for properties farther away from the city.

Shah Alam, a city undergoing a big makeover, is capitalising on this phenomenon. The manufacturing companies and universities in Shah Alam play an important role in providing economic activity. Ongoing and proposed infrastructure projects like the MRT and LRT extensions will help Shah Alam realise its true potential.

99. Mont Kiara

Sliding down five places when compared to the list published on Q1 2017, the expatriate haven of Mont Kiara seems to have lost some of its lustre because the number of expatriates has dwindled in recent years after the oil and gas industry took a beating.

Nevertheless, Mont Kiara’s strategic location as well as its comprehensive amenities still draw attention from homebuyers and tenants. The rental yields within this vicinity remain relatively strong, and property investors will continue to look for a good deal there.

88. Bangsar

Sandwiched between Kuala Lumpur city centre and Petaling Jaya, Bangsar continues to house many of the trendiest attractions that speak to urban youths. Fine-dining eateries, artsy cafes, exciting bars and glamorous retail boutiques are some of the reasons why people flock to this hot spot every weekend.

With the rise of Bangsar South, the entire district of Bangsar continues to be on the radar of property investors, be they Malaysians or expatriates.

77. Taman Desa

Making its debut on the list, Taman Desa’s surge to the top 10 has raised a few eyebrows. This well-developed and mature neighbourhood is a prime location for families.

Though often under the radar, Taman Desa’s accessibility – coupled with its range of amenities and facilities – is attracting homebuyers and tenants.

66. Cheras South

Located 30 minutes away from the city centre, Cheras South is experiencing an unprecedented facelift. With a slew of new developments and complementary infrastructure, Cheras South is attracting young Malaysians to this side of Greater Kuala Lumpur.

The "cowboy town" image of Balakong is quickly fading from memory as we witness a district in transformation. It is not surprising that Cheras South debuted on the top 10 list.

55. Sentul

Moving up two places to fifth on the list is Sentul, another mature town that is undergoing urban transformation.

Because of its close proximity to the Kuala Lumpur city centre, residents within this neighbourhood are spoilt for choice when it comes to weekend activities and attractions. The availability of public transportation makes it a good location for young tenants.

44. Ara Damansara

Falling two places is Ara Damansara. However, it remains one of the most searched areas on Propwall.my by prospective homebuyers and tenants.

Its close proximity to established areas like Petaling Jaya, Kota Damansara and Subang Jaya makes it an ideal place for young executives. The Ara Damansara LRT station has also bolstered its reputation as a rising district.
Hospital, malls and schools are all close by for Ara Damansara residents.

33. Bukit Jalil

Moving down a place, Bukit Jalil continues to be a hotbed for property investors. With good public transportation infrastructure and accessible via major highways, Bukit Jalil can expect more exciting developments in the near future.

22. Old Klang Road

Once upon a time, it was the only link between Kuala Lumpur and Port Klang. Today, the Old Klang Road area is a mature township that comprises an industrial park, many Chinese eateries and also popular pasar malam.

The Mid-Valley Shopping Mall sits nearby for residents of Old Klang Road. The array of new developments in the pipeline suggests this “old” township will be embracing renewed vibrancy.

11. Damansara Perdana

Retaining its place at the top spot is Petaling Jaya’s golden triangle of Damansara Perdana.

From shopping malls and fancy eateries to prominent office towers, Damansara Perdana has everything that a district needs to thrive. The Bandar Utama MRT stop comes as a huge bonus for this exclusive suburb.
