
PETALING JAYA: Suntrack Development Sdn Bhd has launched Suntrack Hub 2, which comprises 62 units of two-storey semi-detached factories located at Bandar Baru Salak Tinggi and has a gross development value (GDV) of RM318mil.
Chief executive officer James Tan said the development is shaped by ongoing conversations with business owners who prioritise operational efficiency, future expansion and long-term usability over headline features.
“Suntrack Hub 2 is designed specifically for business owners who view their factory as a critical tool for growth rather than just a physical space. Specifications such as a 9m clear ceiling height, heavy-duty floor loading of 30kN per sqm and extension-ready layouts give businesses the flexibility to adapt and expand as their operations evolve,” he said.
The development measures 26.3 acres, with lot sizes starting from 11,044 sq ft, positioning the project for established SMEs and investors. Zoned for light and medium industry under the Sepang Municipal Council local plan, Suntrack Hub 2 is designed for SME activities, including warehousing, distribution and manufacturing. The flexible design allows owners to reconfigure or extend their premises in line with changing business needs.
Suntrack said the project builds on the success of Suntrack Hub @ Bangi, which introduced a guarded industrial park approach overseen by a Factory Owners’ Association. A similar framework will be implemented at Suntrack Hub 2, covering park security, general maintenance and long-term upkeep to safeguard the value of the development. Earthworks for Suntrack Hub 2 are currently underway, with building construction targeted to commence in April 2026.
“Beyond the physical buildings, our focus has been on shaping a secure and well-maintained environment that supports daily operations while protecting long-term asset value,” Tan added.
