Rehda Youth building practical utility for next generation of property leaders

For years, the youth wing of the Real Estate and Housing Developers' Association Malaysia (Rehda Youth) carried a familiar reputation. To outsiders, it was seen primarily as a networking hub for like-minded young industry players and an exclusive training ground for the sons and daughters inheriting established property empires.

But its newly appointed chairman Choy Kin Mann is steering the organisation in a decidedly different direction. While acknowledging that camaraderie has its place, Choy is focused on converting Rehda Youth into an institution defined by direct operational utility. In short, it is to serve as a venue where young professionals across every real estate discipline come to actively accelerate their careers.

In an in-depth conversation, Choy outlined his strategic vision for Rehda Youth, highlighting a shift toward practical learning, technological empowerment and a broader definition of who constitutes the next generation of Malaysian real estate leadership.

From successors to project teams

One of Choy’s first moves as chairman directly challenged the perception that Rehda Youth exists solely for property dynasties. "I would gently push back on the phrase training ground for the next generation of property developers if it's read as the next generation of developer families," Choy said. "A developer is not one person—it is a project team, a planner, a quantity surveyor, a sales and marketing associate, a finance associate, a contract administrator. Those are the people who will actually run this industry in twenty years and most of them do not carry the surname on the signboard."

To make the association accessible to these professionals, Rehda Youth eliminated the cap on how many members a single company could enroll. The objective is to create a democratic platform where career professionals and family successors sit at the same table. This crossover provides a unique dynamic where successors learn how corporate operations look to career professionals while professionals gain rare insights into how ownership evaluates risk.

Every program executed during this term must explicitly support one of these three strategic pillars. "If a proposed programme does not sit under one of those three, we park it or restrategise," Choy noted.

Rehda Youth is prioritising hands-on technical literacy, particularly around artificial intelligence, said Choy.

Experiential learning

While Rehda Youth has traditionally been known for international study trips, Choy emphasises that the foundation of their educational outreach rests on localised, contextual learning. International trips occur at most once a year but the primary focus remains on domestic tours within Malaysia, exposing members to how regional developers handle shared regulatory frameworks and local market constraints.

Regardless of destination, whether an upcoming local tour to Gamuda Cove on Aug 28 or an international delegation to Vietnam in September, the core value of these tours hinges on two key factors:

  1. Walking the site as a developer, not a consumer: Members move past polished show units and marketing brochures to examine operational realities such as why phasing was sequenced a certain way, which components were value-engineered out, actual take-up dynamics or what the project team would do differently if starting over.
  2. Direct access to decision-makers: Participants engage in candid, off-the-record Q&A sessions with senior leadership. "A young project manager often has questions they have wanted to ask their own management for three years and never had the standing or the setting to raise," Choy explained. "On a tour, those questions get asked and answered by someone who has no reporting relationship with the person asking."

When international trips do occur, such as the Vietnam tour featuring Malaysian developers like SP Setia and Gamuda Land alongside local players and CBRE, the goal is not to blindly copy foreign models. Instead, it is about removing deeply ingrained regional assumptions. Exposure to foreign density models, alternative product mixes or different buyer financing structures helps young developers distinguish between immutable constraints and simple local conventions that are ripe for disruption.

Lowering the barrier to PropTech

In an era of rising compliance overheads, fluctuating material costs, and shifting infrastructure mandates, Choy believes the primary competitive edge for young developers lies in adopting emerging technologies and construction methodologies.

"Youth should focus on what can be done, rather than the challenges that nobody seems to have an answer to," Choy emphasised.

To turn PropTech from a buzzword into everyday practice, Rehda Youth is prioritising hands-on technical literacy, particularly around artificial intelligence. The association is partnering with AI firms to provide direct training courses tailored to real estate workflows.

Furthermore, Rehda Youth is leveraging its institutional scale to address the cost barrier that often stops small- and mid-sized firms from trying new software. By applying for association-level pricing, Rehda Youth aims to provide its members with affordable access to design platforms, productivity suites, and enterprise AI tools.

Grooming the mid-career executives

While initiatives like the Rehda Institute Youth Initiative (RIYI) focus heavily on students entering the property sector, Rehda Youth is collaborating with Rehda Institute to build a framework for a frequently overlooked demographic: mid-career professionals.

This initiative caters to established project managers, planners and administrators who have spent several years in the field and want to transition from competent executors into industry thought leaders. Designed in direct consultation with Malaysia's major property developers, the program offers a structured pathway for ambitious talent to bridge the gap between middle management and executive leadership.

Complementing this structure are Rehda Youth's intimate, off-the-record leadership dinners. Held in small-group settings, these dinners allow emerging leaders to engage directly with senior developers, discussing succession dynamics, risk management, and complex deal-making in an open, low-stakes environment.

By shifting focus away from passive social gatherings and toward practical industry utility, Rehda Youth is laying down a new operational blueprint. Under Choy Kin Mann's leadership, the association is equipping Malaysia's emerging property professionals with the tools, executive access, and regional perspectives necessary to navigate an increasingly complex real estate landscape.
