Setia on track for continued excellence following major milestones in FY2025
S P Setia Bhd (Setia) has once again proven why it remains one of Malaysia’s most admired developers. The company was recently named a Top 10 Developer (Above RM1bil Category) at the Malaysia Developer Awards (MDA) 2025.
This recognition highlights Setia’s long-standing commitment to building well-planned, sustainable and people-centred developments — and shows that the group’s success story is still going strong. The award-winning developer is on track with its latest ongoing projects and plans to continue its momentum with more anticipated ones in the coming financial year.
Setia’s president and chief executive officer Datuk Zaini Yusoff shared, “We are honoured to be recognised as one of the developers under the Above RM1bil Market category at the recent MDA 2025, benchmarked by key industry standards and peers. Moving forward, we will remain steadfast in our mission to build sustainable communities and enrich lifestyles.”
From bustling cities to growing townships, Setia’s presence can be seen across key economic centres of Klang Valley, Johor Bahru, Penang and Sabah. The group has expanded its mark overseas in Vietnam, Australia, China, the United Kingdom and Japan.
The group continues to expand thoughtfully, focusing on building communities that offer both convenience and long-term value. Its plans also include developing eco-industrial parks and forming strong partnerships that open new growth opportunities.
As of June 2025, Setia recorded RM3.9bil in unbilled sales, with 42 ongoing projects and a land bank of 5,191 acres, valued at an estimated gross development value (GDV) of RM113bil. These strong figures reflect Setia’s stability and its ability to deliver consistent results, even in a competitive market.
In the second half of FY2025, Setia has maintained its focus on its eco-themed developments and townships, integrated developments and other niche projects.
One of the key milestones is Setia’s commencement of its flagship development in Vietnam. In July, Setia broke ground on Setia Garden Residences at EcoXuan, Bình Duong Province, Ho Chi Minh City. With a GDV of US$81mil (RM381.1mil), this development will feature three towers of 27 to 28 storeys, offering 865 apartments and shophouses. Setia Garden Residences reflects the group’s ability to create modern, eco-friendly homes that meet the needs of a growing international market.
Innovation has always been part of Setia’s DNA. In August, the company introduced the Setia AI & Proptech Innovation Challenge, under its Bengkel Inovasi GLC (BIG) Programme aimed at advancing inclusive homeownership and enhancing construction quality. The programme invites technology-driven start-ups to develop solutions that align with Setia’s vision of building sustainable and inclusive communities.
True to its community-first values, Setia continues to bring people together through engaging activities. The Setia4Malaysia Unity Run 2025, held in September, drew more than 2,500 participants along with its inaugural Setia4Malaysia Unity Fest 2025, held concurrently.
Setia achieved several firsts this year, featuring fun-filled events at various Setia townships including hosting the vibrant Unity Run at Setia Fontaines in Penang. The Setia4Malaysia Unity Fest events were celebrated across its selected flagship developments such as Setia Bayuemas, Setia Alamsari, KL Eco City, Setia AlamImpian, Setia Eco Glades, Setia Warisan Tropika, as well as Setia Vietnam and Setia Melbourne.
To drive future growth, Setia formed a joint venture with Mitsui Fudosan (Asia) Malaysia Sdn Bhd in October, creating Setia MF EcoHill Sdn Bhd. Together, they will develop a 113-acre residential project at Setia EcoHill, Semenyih, featuring 683 units of bungalows, semi-detached and cluster homes. With an estimated GDV of RM1.3bil, the project is set for its maiden launch in 2026, combining Japanese precision and Setia’s design expertise to deliver homes that truly stand out.

Ending the year on an exciting note, Setia rolled out its “Setia Secret Stash” year-end campaign also in October. Running until 31 December 2025, the campaign aims to appeal to both prospective homebuyers and the public through a series of interactive experiences and exciting giveaways valued at up to RM600,000.
