The Ria @ KL Sentral is connected to every major transport system in the Klang Valley

The KL Sentral precinct is welcoming its newest transit-oriented addition, The Ria @ KL Sentral, a serviced apartment within the Riveria City master plan. Developed by Titijaya Land Bhd, this mixed-use project carries a gross development value (GDV) of RM590mil and covers 3.04 acres of prime development land.

The Riveria City master plan is designed to bring connectivity, lifestyle and urban vibrancy together within a single destination. Its location near major rail networks, dual monorail access and Federal Highway connectivity gives it strong accessibility for both residential and commercial use. The addition of a link bridge with direct access to the Federal Highway further strengthens last-mile connectivity while helping to ease congestion in the surrounding area. Over time, it is expected to evolve into a self-sustained urban ecosystem with activity flowing throughout the day.

Architectural concept

The Ria @ KL Sentral has a timeless architectural approach guided by a holistic integration of residential, commercial and retail components. This creates a truly dynamic environment that is easily accessible with its transit-oriented framework. The environment is conducive and encouraging for residents who desire walkability, with the added benefit of reducing reliance on car-centric infrastructure.

The interiors lean towards a bright and clean expression, with a warm, natural palette inspired by resort-style living. This helps soften the energy of the city centre, creating a more relaxed atmosphere once you step inside. Large windows bring in generous natural light, opening up the spaces and framing views of the skyline. Across the development, facilities such as an infinity pool, rooftop gardens, gyms and sky decks extend the living experience beyond the units themselves.

Residents can enjoy the premium views of Merdeka 118 and The Exchange 106.

Rising to 63 storeys, The Ria @ KL Sentral comprises 752 residential units, each designed with a practical mix of layouts suited for different urban lifestyles. There are 650 sq ft configurations in both two-bedroom, two-bathroom (Type C) and one-bedroom, two-bathroom (Type D) layouts as well as larger options such as the 750 sq ft Type E and 800 sq ft Type F units, both offering three bedrooms and two bathrooms. Some units also come with dual-key configurations, giving more flexibility for both own-stay and rental use which is increasingly relevant in a location like KL Sentral.

Despite bearing a highly connected city-fringe address, The Ria @ KL Sentral starts from only RM685,000. Completion is targeted for 2028, placing it within the next wave of KL Sentral’s continued transformation as a transport and lifestyle hub.

Sustainability at The Ria

The Ria @ KL Sentral supports several carbon-emission-reduction goals. Aside from being transit-oriented, the designs are energy-efficient, incorporating LED lighting, timers, zoning controls and regenerative lift systems to reduce operational energy consumption. For water efficiency, there is rainwater harvesting for landscape irrigation, both native and adaptive planting, along with high-efficiency sanitary fittings. These efficient systems achieve more than 50% reduction in potable water use for irrigation and over 30% reduction in potable water consumption.

As for material usage, the project enhances its environmental performance through low-VOC paint, recycled content and recyclable materials as well as refrigerants with high energy efficiency and low toxicity. With so many efficient systems in place, The Ria @ KL Sentral was awarded a GreenRE Bronze (Provisional) certification.

Overall, The Ria @ KL Sentral’s sustainable urban design is carefully curated to ensure a compact layout that optimises land use and minimises urban sprawl. The development is reusing 11.39 acres, including an existing depot. Currently, only 3.044 acres are developed, further minimising land impact.

Amenities and the neighbourhood

Beyond the development itself, The Ria @ KL Sentral benefits from its surrounding ecosystem. A wide range of educational institutions are located nearby, including Methodist College KL, Brickfields Asia College, SEGi College Kuala Lumpur and Universiti Kuala Lumpur. Established schools such as St John’s Institution, Alice Smith School and The International School of Kuala Lumpur (ISKL) are also within reach, alongside international curriculum options at Taylor’s International School and Wesley Methodist School Kuala Lumpur.

Healthcare access is equally strong, with nearby facilities including KL HeartCare, Cardiac Vascular Sentral Kuala Lumpur, Pantai Medical Centre, iHeal Medical Centre and Mahameru International Medical Centre, providing a full range of specialist and general care options.

For retail and leisure, residents are connected to NU Sentral which is directly linked to KL Sentral station, as well as Bangsar Village, Bangsar Village 2 and Mid Valley Megamall, all within a short drive. These destinations offer a mix of dining, shopping and entertainment options that complement daily urban living.

Connectivity remains one of its strongest features. The development sits approximately 100m from the Tun Sambanthan Monorail Station via a covered walkway and around 300m from the KL Sentral transport hub. From here, Bukit Bintang is just five monorail stops away while Merdeka 118 is one stop away via Maharajalela Station. Without a doubt, The Ria @ KL Sentral is tied into Kuala Lumpur’s wider transport network seamlessly.

Taken together, The Ria @ KL Sentral reflects the continued evolution of KL Sentral as one of Kuala Lumpur’s most established and resilient urban addresses. Backed by an award-winning mixed development concept and a developer with more than 25 years of experience, the project is positioned in a prime location that has consistently recorded high rental demand and capital value appreciation over the past decade, outperforming other established markets. In many ways, it represents both continuity and confidence within a precinct that continues to define transit-oriented urban living in the city.
