Positioned within the central region of Peninsular Malaysia, the development benefits from a geographically balanced location between key economic zones, enabling efficient access to major urban centres, ports and international gateways. This connectivity is further supported by direct access to major highways, including the North-South Expressway (NSE) and the Kajang-Seremban Highway (Lekas), strengthening linkages to key destinations such as Kuala Lumpur, Port Klang and Kuala Lumpur International Airport (KLIA).

Its proximity to established industrial zones, logistics networks and key infrastructure allows businesses to integrate into existing supply chains while operating within a new-generation industrial environment. This combination can contribute to shorter setup timelines and improved operational efficiency.

Raising the benchmark with ESG alignment

SPD Tech Valley’s alignment with global sustainability standards forms a core part of its development approach. It is the first industrial park in Southeast Asia to achieve LEED Gold pre-certification under the Cities and Communities framework, reflecting a structured approach to environmental planning at the masterplan level.

In parallel, GreenRE certification is incorporated into its detached factory offerings, extending sustainability considerations to the building level. As ESG requirements become increasingly embedded within global supply chains, such frameworks play a growing role in how companies evaluate long-term location strategies.

The integration of a solar power generation centre supports renewable energy adoption as part of a broader sustainability framework. Additional features such as EV charging infrastructure, solar-powered street lighting and rainwater harvesting systems contribute to more efficient resource management. SPD Tech Valley is designed to support the needs of high-demand industrial operations. The development benefits from proximity to the national power grid, with access to both 132kV and 275kV lines to provide a stable and scalable electricity supply. This is particularly relevant for industries such as semiconductors, electronics, advanced manufacturing, new energy and data centres where operational continuity is essential.

Additional infrastructure includes natural gas pipelines, high-speed fibre-optic connectivity and industrial-grade water supply systems, forming a comprehensive foundation for modern industrial requirements. The site’s elevation of approximately 70m above sea level also contributes to long-term planning considerations, offering an added dimension of resilience.

Advancing through integrated operational readiness 

SPD Tech Valley is purposefully designed to support medium and smart heavy industries with increasingly complex operational requirements. The development offers a combination of industrial plots and purpose-built detached factory designs of up to 34,000 sq ft for flexibility. This is complemented by Industry 4.0-ready capabilities, including intelligent warehouse solutions that support automation, data integration and more efficient logistics management.

A key component within this ecosystem is the Centre of Excellence (CoE), focused on technical and vocational education and training (TVET), supporting the development of a future-ready talent pipeline aligned with industry needs. Complementing this is a one-stop solution centre, designed to streamline business setup, factory development and execution processes to enable a more efficient transition from planning to operations.

To support workforce structuring at scale, centralised labour quarters (CLQ) with a planned capacity of up to 5,000 beds are incorporated within the development, contributing to improved workforce coordination and operational continuity.

A managed zone with integrated security

SPD Tech Valley adopts a managed industrial park approach to introduce a more coordinated and structured operational framework. Unlike traditional industrial zones where facilities operate independently, the development is planned as a cohesive ecosystem where infrastructure, services and operational oversight are aligned.

Security is integrated into this managed environment through a multi-layered, AI-enabled system. The development includes perimeter fencing, controlled access points, surveillance across key routes and a 24-hour command centre to support ongoing monitoring. Additional features such as intrusion detection systems, AI-assisted facial recognition and on-ground response teams are designed to enhance overall site management and access control.

Enabling workforce efficiency

Beyond physical infrastructure, SPD Tech Valley emphasises the operational ecosystem that supports day-to-day business performance. Facilities such as the business support centre and integrated leisure centre are planned to enhance the overall working environment, contributing to workforce well-being and productivity.

The inclusion of CLQs provides a more structured approach to workforce accommodation, helping to address logistical challenges commonly faced in industrial operations. By improving accessibility and coordination, these provisions can support smoother daily operations while contributing to long-term workforce stability and efficiency.

SPD Tech Valley has attracted international companies such as UPCH Semiconductor and Leili Malaysia, spanning sectors including new energy, networking technology and semiconductor manufacturing.

These investments reflect growing confidence from global players entering Malaysia, reinforcing Negeri Sembilan’s position as an emerging hub for industrial innovation under the MVV 2.0 initiative. Their presence also contributes to the formation of a broader industrial network where proximity to partners and supply chains supports long-term competitiveness.

The development’s approach has also received industry recognition, including the Excellence Award for Best Industrial Development at the StarProperty Real Estate Developer Awards 2026, reflecting its alignment with evolving industry expectations and standards.
