Suntrack, originally known as Sunshine Tractors, embarked on its journey in the 1980s in the business of trading excavators and tractors. However, the company's evolution and foray into the property sector under the name Suntrack marks a fascinating transition. 

The rebranding was not merely a name change. It was a reflection of a commitment to reliability, energy and passion, akin to the qualities of the sun. The track in Suntrack signifies the journey built upon the trust and belief of its customers.

Suntrack's unexpected entry into the property sector occurred when one of their clients, affected by the 1998 Asian Financial Crisis, paid them with land instead of cash. 

Simultaneously, the founder’s son, who had just returned from completing his studies in Civil Engineering in England, was presented with the opportunity to develop the land. This serendipitous occurrence led to the launch of Puncak Mutiara, a project featuring landed semi-detached houses in Serdang in 2002. The overwhelming success of this project set the stage for Suntrack's illustrious trajectory in property development.

“The rest, they say, is history,” said chief executive officer James Tan. Since then, the company has gone on to build six other projects.

Tuai Timur, Suntrack's 10th development project, represents the latest phase of their venture in Setia Alam. The project has achieved remarkable progress, with the completion of piling and foundation work and the ongoing construction of the main tower. In November, a Tuai Timur sales gallery will open on-site.

The remarkable achievement of a 70% take-up rate since its launch in September 2022 is a testament to the project's appeal. Suntrack's success in a competitive market can be attributed to its focus on meeting market needs with well-designed units that offer practical features at fair prices.

“The success is mostly attributed to meeting the needs of the market as we feel that there will always be demand for homes that are well-designed with highly practical features at fair prices,” he said.

Universal Design

“Our design philosophy in Tuai Timur @ Setia Alam is called Youniversal Design, where it is all about practicality and usefulness in all spaces, in every condominium unit, and in the communal areas for you, your family members and everyone else. 

“Youniversal Design is actually a play on the original Universal Design (UD) concept, which is a thoughtful design concept developed to bring families and communities closer together where they can live and age in place within a safe and inclusive environment,” said Tan.

This design philosophy incorporates various features such as minimum floor drops with ramps, 900mm clear openings at doorways, wheelchair turning radius, lever-type locksets, large gang switches and fire-safety features exceeding building by-law requirements. The common areas are designed to be accessible by wheelchair users, including sheltered link bridges, wheelchair-friendly lifts, braille signage and tactile tiles.

This inclusive design approach extends to children's safety, with features like playground fences, raised swimming pools for added safety, and child-friendly facilities. Overall, Youniversal Design ensures ease of use and accessibility for all residents, making Tuai Timur suitable for multi-generational and multi-ability living.

MAGIC concept

Suntrack's MAGIC (Multi-Ability, multi-Generational, Inclusive Community) concept sets Tuai Timur apart from other developments. The project promotes accessibility, safety, and usability for all residents, emphasising independence and communal living. The diverse demographic of buyers, including families, differently-abled individuals, and seniors, reflects the success of this approach.

“Thus, we are making Tuai Timur more than just a typical home with beautiful living spaces, it becomes a suitable place for ageing in place as well as for multi-generational and multi-ability living. This is shown in a good mix of families, differently-abled individuals, and seniors who currently make up the buyers’ demographic in Tuai Timur and also our first phase development, Tuai Barat,” said Tan.

Meanwhile, Tuai Barat, the first phase of the Tuai development, is scheduled for vacant possession in Quarter 3 of 2024. Sales have been exceptional, with 100% of the units fully taken up as of June 2022. Construction of the main tower building was completed in Quarter 3 of the current year, marking substantial progress toward the project's completion.

“So far, we are making good progress towards achieving this goal as the construction of the main tower building has been completed in Quarter 3 this year. Our next milestone is to complete the construction of facilities in the common areas and infrastructure for the whole development,” Tan said.

Future endeavours

Suntrack's journey continues, with plans for two more developments in Setia Alam and another residential project in Alam Impian, Shah Alam. The company actively seeks new land acquisitions as part of its expansion strategy, further enhancing its standing in the property development industry.

Tan said Suntrack's humble journey from trading tractors to becoming a prominent player in property development is a testament to its unwavering commitment to excellence, innovation and inclusivity. Its dedication to creating homes and communities that cater to the diverse needs of residents is a shining example in the industry. With a bright future ahead and a track record of success, Suntrack is set to leave an indelible mark on the Malaysian property landscape.
