
TANJONG MALIM: Setia Awan Land Sdn Bhd (Setia Awan) has launched the 447-acre Tanjong Malim Hi-Tech Park, marking the developer's entry into the industrial property segment. With an estimated gross development value (GDV) of RM1.4bil, the development comprises industrial land, commercial components and supporting facilities.
Located near Proton City within the wider Automotive High-Tech Valley (AHTV) growth corridor, the industrial park is targeted at manufacturers, automotive suppliers, technology companies and logistics providers as Tanjong Malim develops into an automotive and advanced manufacturing hub.
The event was officiated by Perak Chief Minister Datuk Seri Saarani Mohamad. Also in attendance were Perak state financial officer Datuk Zaki Mahyudin, Perak state legal advisor Datuk Azmir Shah Zainal Abidin, Perak tourism, industry, investment and corridor development executive councillor Loh Sze Yee, Setia Awan Land director Datuk Marcus Doh, executive director Ng Teck Hua and Tanjong Malim Hi-Tech Park Sdn Bhd director Ivan Ang Ri Xiang.
“Our vision for Tanjong Malim Hi-Tech Park is to build an industrial ecosystem that supports businesses over the long term, with the infrastructure, commercial amenities and supporting services they need to establish, operate and grow,” said Doh.
Phase 1 spans 104 acres and offers infrastructure-ready industrial parcels from five acres for sale or lease. It has recorded a 50% take-up rate, with investors including Ningbo Fresh Technology Co Ltd and Sheentech Automotive Systems Sdn Bhd.
The launch also introduced Ionera, a 27-acre commercial component comprising 168 units offering food and beverage, retail and other services to businesses, employees and the surrounding community. Ionera has received more than 100 registrations and bookings, with Billion Group secured as its anchor tenant.
“The progress we are seeing, from the take-up rate of Phase 1 to the partnerships established across the development, gives us confidence in the long-term potential of Tanjong Malim Hi-Tech Park. As we grow our presence in the industrial segment, we look forward to building on this momentum together with our investors, partners and the wider business community,” added Doh.
Tanjong Malim Hi-Tech Park is also expected to provide electric vehicle charging infrastructure with a combined capacity of 5MW through a collaboration with an EV charging provider. The project marks Setia Awan's diversification into industrial development following more than three decades in residential and mixed-use property development.
