Under the New Industrial Master Plan 2030, Malaysia’s industrial landscape is undergoing a significant transformation, moving towards higher value chain and economic complexity. A prime example of this approach is the Malaysia Vision Valley 2.0 (MVV 2.0), a sprawling 379,087-acre economic corridor located in Negeri Sembilan. This ambitious project is spearheaded by NS Corp, the state government’s development agency, and Matrix Concepts Holdings Bhd (Matrix Concepts), the master private-sector driver.
Kick starting the first phase is the launch of MVV City, the centrepiece that will house a residential township, a Central Business District and most importantly, the beating heart of the city - MVV TechValley, a future-ready industrial hub that embraces digitalisation, globalised operations and sustainable practices. Spanning 1,000 acres, this hub builds on the proven success of Sendayan TechValley, a key component of Matrix Concepts’ award-winning Bandar Sri Sendayan township located less than 6km away. Fully sold out, Sendayan Techvalley hosts more than 80 multinational and local companies from countries such as Malaysia, China, Germany, Japan, the USA, and more. The industrial park has generated more than 35,000 employment opportunities for the local society. MVV TechValley aims to expand on this foundation with a heavier industrial focus and a broader integration of Environmental, Social, and Governance (ESG) principles.
"At Matrix Concepts, our vision is to build industrial ecosystems that drive sustainable growth. Building on the success of Sendayan TechValley, we are expanding with MVV TechValley. Together, these two projects create a 2,150-acre integrated industrial ecosystem,” said Matrix Concepts group executive director Kelvin Lee.
This state-of-the-art hub is meticulously planned and seamlessly integrated into the MVV 2.0 Comprehensive Development Plan. Its location provides exceptional connectivity, with the dual-carriageway Labu Road linking directly to the Nilai–Labu–Enstek (NLE) expressway. Furthermore, it offers regional access via major highways such as PLUS, LEKAS, and the Seremban–Port Dickson Highway, ensuring seamless access to airports and ports. The hub’s potential is further amplified by its proximity to a planned high-speed rail station (HSR) that will connect Negeri Sembilan to Klang Valley and other southern industrial nodes.

Certain designated precincts within the MVV TechValley will offer Managed Industrial Park features. These precincts are thoughtfully designed with gated and controlled access, professional park management and pre-prepared utilities. Other key features include wide internal roads with up to 132-ft reserves, robust stormwater management systems, a dedicated R&D, training and sports center. Sustainability is a core tenet, with features like renewable energy-ready infrastructure, energy-efficient fittings and green spaces with parks and lakes. These precincts will have lower operating expenditure (opex), supporting greener operations and compliance.
As an integral part of the larger MVV City township, MVV TechValley is supported by a holistic ecosystem that features both business and lifestyle. The surrounding township will be developed with approximately 11,000 housing units, creating a comfortable living environment for its workforce and attracting key talent. A planned gross area of approximately 452 acres for commercial/instituitional development will further enhance convenience, create a vibrant lifestyle scene for the local population and strengthen the supplier ecosystem.
Ultimately, MVV TechValley is poised to be the primary engine of economic transformation for MVV 2.0. It is designed to attract high-impact sectors and advanced R&D, with the larger MVV City development positioned as a smart and green hub. This approach successfully aligns industrial growth with crucial liveability and sustainability goals, creating a truly modern and forward-thinking economic corridor. With Bandar Sri Sendayan as a strong record, Matrix Concepts is steadily translating MVV’s macro vision into bankable parcels and infrastructure, creating a balanced mix of residential, commercial, industrial, institutional and recreational zones.
