KUALA LUMPUR: As Malaysia’s residential market transitions toward more selective, value-driven buying behaviour, Botanik Point by Urban Hallmark Properties Sdn Bhd in Ampang Jaya is emerging as a compelling proposition. Aligned with the rising demand for low-density, nature-centric and sustainable landed homes in established locations, this development invites homeowners to own something far more enduring than just a property: a piece of nature itself.
Nestled at the edge of the Titiwangsa Range, Botanik Point is a boutique gated-and-guarded enclave comprising only 46 homes. The development offers a level of privacy, space and exclusivity that is fast disappearing from the Klang Valley. Insights shared during a recent media briefing, supported by a market outlook from Henry Butcher Malaysia, point to a resilient but evolving residential sector where differentiation and quality are becoming increasingly critical purchase drivers.
A shift towards quality and scarcity
According to Henry Butcher Malaysia’s residential outlook, while transaction volumes have moderated, property values continue to show resilience, particularly for well-positioned developments.
“Residential overhang remains largely concentrated in the high-rise segment, reinforcing stronger demand for landed homes. Meanwhile, projects offering limited unit supply, eco-friendly features and distinctive concepts are expected to sustain stronger market interest,” said Henry Butcher Real Estate chief operating officer Tang Chee Meng.
Despite being given the green light to build 108 homes, the developer chose to design Botanik Point as a low-density project with 46 homes, allowing for the site to prioritise livability, exclusivity and privacy.

More than just a niche development
Botanik Point is a boutique, low-density development comprising just four semi-detached homes (semi-Ds) and 42 town villas, designed for modern, multi-generational living. The semi-Ds offer over 5,500 sq ft of space with private lifts, expansive layouts and senior-friendly ground-floor suites, delivering bungalow-scale living. The town villas introduce a rare typology, combining landed features like covered carparks with strata convenience, alongside lift access shared by only two units for enhanced privacy.
At the heart of Botanik Point lies a feature no other development in the area offers: its very own nature reserve. Unlike conventional aesthetic landscaping, this is an untouched piece of natural forest that will be preserved and woven into everyday living, featuring trekking paths for residents.
“We don’t build to maximise space; we build to maximise functionality and how people live within it. Every design choice, even the costly ones, is intentional. If it brings in light, improves airflow, or reduces long-term energy use, then it’s worth doing,” explained Urban Hallmark Properties founder Datuk Jeffrey Ng. He added that the homes are designed to maximise natural light and airflow, featuring expansive glass façades, skylights, airwells and cross-ventilation. The units also include co-working areas and touch-free fittings for common toilets.
Consequently, Botanik Point is GreenRE Platinum (Provisional) certified, incorporating solar energy systems, rainwater harvesting, EV charging provisions and passive design strategies to reduce environmental impact.

Well-connected living
Situated in an established bungalow enclave within a mature Ampang neighbourhood, Botanik Point is close to key amenities including Melawati Mall, KPJ Ampang Puteri Specialist Hospital and the International School of Kuala Lumpur. Despite its tranquil setting, it offers excellent connectivity via major highways, including the MRR2, DUKE, AKLEH, SPE, and EKVE, providing easy access to Kuala Lumpur and the wider Klang Valley.
Set to launch this June with completion expected within 24 months, special previews can now be arranged for this limited-unit development. For more information, visit its sales gallery at Lot 1019, Jalan Kasawari, Taman Ulu Kelang, Ampang or call 03-888 8888.
