KUALA LUMPUR: UEM Sunrise Bhd has introduced its first Perth development, One Oval, to Malaysia, following the project’s recent display suite unveiling in Western Australia’s capital. The showcase, held at the UEM Sunrise Showcase Gallery in Mont’Kiara, provided Malaysian purchasers with an early look at One Oval, ahead of its wider international marketing campaign.
This forms part of UEM Sunrise’s strategy to introduce international property offerings to Malaysian buyers who are actively exploring investment opportunities in cities known for their stability, education ecosystem and quality of life and wellbeing.
Comprising two residential blocks and a 340 sq m (3,659 sq ft) retail space over two lots, the development is located in Subiaco at the intersection of Roberts Road and Haydn Bunton Drive and has a gross development value of A$450mil (RM1.24bil).
One Oval takes its name from the historic Subiaco Oval football stadium, which is being redeveloped as a key component of the Subi East revitalisation initiative led by DevelopmentWA, Western Australia’s state development agency for urban renewal projects.

When asked about UEM Sunrise's expansion into Western Australia, he told StarProperty that the company had conducted a thorough strategic review of Perth. He explained that the city offered fresh opportunities for investors and its proximity to Malaysia was an important factor.
He highlighted that the company's offerings in Perth were "far from the cost in Melbourne and of course, Sydney," underscoring the value proposition. Based on its successful experience in Melbourne, UEM Sunrise felt confident it had a strong offering for the new redevelopment project.
He noted that the selection of Subiaco was a perfect confluence of timing and opportunity. The suburb, which was voted Australia's Most Liveable Suburb in 2023, offered an ideal setting for the urban renewal project which UEM Sunrise pitched for.
One Oval offers a range of thoughtfully designed and spacious residences, including one-bedroom, two-bedroom, three-bedroom apartments and townhouses with dedicated study, open plan layouts, beautifully crafted finishes and generous lifestyle amenities.
A full suite of wellness-oriented amenities complements the residences, including a half Olympic length pool, hot and cold plunge pools, private theatre, gym, golf simulator, dining lounges, BBQ areas and a rooftop club with yoga decks and a community herb garden.
The development is targeting a 5-star Green Star rating under the Green Star Buildings 1.0 standard, aligning with UEM Sunrise’s commitment to sustainable practices.
Hafizuddin said the development will be delivered across two lots. The South Tower on Lot 1 comprises 245 residential units while the North Tower on Lot 2 includes 97 units, with 41 units allocated for affordable housing in support of Western Australia’s inclusive housing goals. This integration of affordable homes within a landmark development reflects UEM Sunrise’s commitment to building equitable and future-ready communities.
Construction is expected to commence in the second half of 2H2026, with the North Tower scheduled for completion in the first quarter of 2029, followed by the South Tower later part of the same year.
