KULIM, KEDAH: Aman Cove Sdn Bhd, a joint venture between Kedah-based developers Aman Setia Group and Imperio Group, has officially signed a Sales and Purchase Agreement (S&P) to acquire approximately 69.95 acres of land in Kulim Hi-Tech Park (KHTP).
The RM67mil acquisition, finalised with Kulim Technology Park Corporation (KTPC), will pave the way for a new commercial and residential township with an estimated gross development value (GDV) of approximately RM650mil.
The project is strategically timed to support the ongoing growth of KHTP, which is Kedah's flagship industrial hub. The signing ceremony, held at the KHTP Business Centre, was also witnessed by representatives from Pihak Berkuasa Tempatan Taman Perindustrian Hi-Tech Kulim (PBT TPHTK). Groundbreaking is targeted for the first quarter of 2027, with the development to be delivered in phases over a 12-year period.
The new development will be a mixed-use township strategically located along the main Perdana Highway, with convenient access to key institutions like Kulim Hospital, UniKL and Politeknik. The plan includes integrating residential and commercial components with essential community amenities such as a mosque and a social park. According to Aman Cove, the project will be guided by its core values of Convenience, Connect and Community.
"Our shared goal is to make KHTP even more dynamic, rooting the existing hi-tech workforce here, attracting more investors and shaping a district people proudly call home and a strong investment base," said Aman Cove director Lee Woei Nen. He explained that the project aims to fill a current gap in KHTP, which is often seen as either purely industrial or purely residential.
This new township will introduce a more vibrant, integrated environment that serves the needs of KHTP’s ecosystem while also welcoming residents from neighboring areas like Lunas, Butterworth and Bukit Mertajam. To ensure sustained momentum, phased launches are planned annually to maintain healthy, year-round activity and footfall.
The acquisition reflects a strategic partnership aimed at complementing KHTP’s future growth. KTPC group chief executive officer Datuk Mohd Sahil Zabidi highlighted the importance of the project in supporting KHTP's expansion.
"KHTP is Kedah’s flagship industrial ecosystem, drawing the lion’s share of the state’s manufacturing investments and catalysing new homes and commerce around it," he said. He noted that ongoing expansions at KHTP are expected to create tens of thousands of high-value jobs over the next five years.
"To welcome investors, we must be ready with residential and commercial offerings so people not only work here but choose to build their lives here," he added. He praised the partnership with Aman Cove, emphasising the value of working with a homegrown developer to bring a fresh, new vibrancy to the area. The development will provide essential services and quality homes for the growing workforce, reinforcing KHTP’s position as a premier industrial and living destination.
Also at the signing ceremony were Aman Setia group chairman Datuk Paduka Ammar Datuk Shaikh Mahmood Naim, KTPC chief corporate officer Aida Zainol Abidin and Aman Cove director Ooi Inn Kee.
