SHAH ALAM: SP Setia Bhd (Setia) is gearing up for more launches at the Setia AlamImpian township next month and in 2026, said executive vice president Razly Mohammad Rus.
First in the launch pipeline will be Casa D’Arcadia in December, comprising 118 semi-detached homes and 54 villas and has a combined gross development value (GDV) of RM121.5mil.
The first sub-phase will unveil 28 three-storey semi-detached units with built-ups of 4,280 sq ft to 4,393 sq ft. Large overhangs and windows define the units while the modulation of the roofline and overall building form exude a tropical feel. There will also be 12 two-storey semi-detached units with built-ups between 3,345 sq ft and 3,347 sq ft.
Three-storey units will feature lifts, while green-living features such as EV ports, solar panels, Box 366, smart home and rainwater harvesting systems will be available to all Casa D’Arcadia units.
Razly said Casa D’Arcadia will appeal to upgraders, multigenerational families and high-net-worth professionals.
“Leveraging on the favourable response of our previous launches in Setia AlamImpian, which are mostly 100% taken up, we are looking forward to unveiling our Casa D’Arcadia, which will comprise sizeable units of 50 ft by 70 ft two-storey and three-storey semi-detached units targeting both investors and owner occupiers,” said Razly, pointing out that Setia's recent residential launches like Ferrous 3, Hamlet and Casablanca 4 showed encouraging take-ups.
Setia AlamImpian, located at Seksyen 35, Shah Alam, embodies Setia’s vision for sustainability, with tree-lined streets, landscaped roadsides, jogging and bicycle tracks, and anchored by a central park and lake named LakePoint Park.
Overlooking LakePoint Park is a clubhouse and retail hub of over 120,000 sq ft, with an Olympic-size swimming pool, sauna, four badminton courts, a futsal/pickleball court, gymnasium, games room and a grand ballroom that accommodates up to 1,000 people. To date, the retail section is anchored by Urban Marketplace and Mr DIY, with F&B outlets occupying the rest of the section.
LakePoint Park has become the focal community destination in Setia AlamImpian, featuring musical fountain shows on weekend nights, an exercise area, a playground and a communal farm. To enhance security, Setia has pioneered drone surveillance at the 31-acre area of LakePoint Park in addition to monitoring by an auxiliary police force. With multiple sessions scheduled daily, the aerial surveillance comes with sirens and warnings, aired when suspicious activity is detected.
Spanning 1,235 acres, the township also collaborates with a local university to design and execute seven art-themed precincts.
“Setia AlamImpian is a testament to our quality products and our vision in creating sustainable communities and enriching lifestyles,” Razly added.
The freehold township was first launched in November 2006 as Alam Impian by I&P Group Sdn Bhd. It was renamed Setia AlamImpian following the merger between Setia and I&P Group in 2017.
