The Roof Realty rewrites property history with an Asia-shattering record
In the highly competitive world of real estate brokerage, agencies are typically measured by their incremental growth, market share and steady territorial expansion. However, every so often, an industry player breaks free from conventional metrics to completely redefine what is possible in the property sector.
At The Roof Realty’s (TRR) recent 2026 Annual Gala Dinner, aptly themed Throne of Glory, held at the Genting Grand International Convention Centre (GICC), the real estate agency cemented its position as an undisputed powerhouse. Standing on the same stage where the agency celebrated its first major gathering seven years prior, founder and group managing director Datuk Wira Nicholas Yap unveiled a historic performance that has elevated the homegrown agency onto the pan-Asian stage.
What began in 2019 as a promising team achieving an impressive RM3bil in gross sales value has evolved into an unstoppable real estate force, setting a monumental new benchmark for the entire region.

Shattering two Asian Records
The core of the evening’s celebration focused on the official validation of TRR's 2025 financial report card. Rather than breaking a localised Malaysian milestone, the agency achieved an Asia Record, formally recognised by the Asia Record Organisation, said Yap.
The agency accumulated an extraordinary RM19.78bil in gross sales value, driven by 53,626 successful property transactions—the highest volume in the company's history, he enthused, pointing out that this historic operational velocity generated a staggering RM445mil in total commission income, directly rewarding the agency's vast network of negotiators across the country.
TRR also smashed another Asia Record, achieving the most Top Performing Million-Earner Agents in 2025.
"Please give yourselves a huge round of applause! Because this record does not belong to one individual. It belongs to every The Roof warrior who refused to give up. These are our Asia Records," Yap told the energised crowd of over 1,500 agents, negotiators and guests.
The geographical spread of the winners highlighted TRR’s extensive nationwide footprint. While a significant portion of top performers were anchored in Johor Bahru, the gala stage welcomed over 200 award recipients also hailing from the Klang Valley, Sabah, Sarawak, Penang and Melaka, proving the agency's dominance across both Peninsular and East Malaysia.

A platform for extraordinary lives
While the numbers are undeniably massive, the agency’s leadership insists that financial metrics are merely a byproduct of a much deeper, people-first corporate philosophy.
"If someone asks me today, 'What is The Roof Realty's greatest achievement?' My answer will never be RM19.78 billion," Yap emphasised. "Our greatest achievement is creating a platform where ordinary people are given the opportunity to build extraordinary lives. That is the record I am most proud of."
This cultural focus was formalised at the gala with the introduction of The Legacy Trophy, a championship trophy crafted in solid 24-karat gold. Moving forward, the name of each top sales champion will be permanently engraved onto its surface.
The award embodies TRR's commitment to generational mentorship, operating on the foundational belief that great companies do not just produce solitary, short-term winners. Instead, they inspire current champions to actively train, guide and support the next wave of professionals.

Embracing the future
As the real estate sector deals with widespread anxiety regarding digital disruption and the rise of advanced artificial intelligence, TRR has adopted an aggressively confident stance. While industry onlookers debate whether automated systems will make human real estate negotiators obsolete, TRR leveraged its foresight by completely absorbing these technological shifts over a year ago.
The agency's leadership views the digital landscape not as a threat to hard-working professionals but as a filter that removes those who refuse to change. According to data from the National Property Information Centre (Napic), Malaysia recorded over 400,000 property transactions in 2025. In a thriving market with substantial transaction volume, the ultimate goal for TRR is to use advanced tools to capture the largest slice of the national market.
By equipping its agents with modern digital tools, real-time data access and strong proptech support through collaborations with key ecosystem partners like Nextsix, the agency has turned technology into a performance multiplier rather than a competitive threat.

Collaborative ecosystems
The sheer scale of an RM19.78bil sales record requires a highly supportive corporate ecosystem, noted Yap. Leadership attributed a significant portion of this success to long-standing, trusted collaborations with elite legal, proptech and marketing entities.
Crucially, the executive team does not view this milestone as a final destination. Instead, it marks the end of the agency's opening chapter. The year 2026 signals the official start of The Roof Realty’s determination, with the firm focusing on a singular, unified objective: systematically breaking its own Asia Record.
TRR’s rapid ascent from a local agency into an Asia record-breaking giant offers a valuable masterclass for the modern property sector. True real estate leadership is not achieved merely by chasing transactions but by building a reliable foundation of teamwork, shared values and mutual empowerment.
By anchoring its operations in the timeless philosophy of learning, earning and lifting others up, TRR has proven that a company's financial success is directly tied to the well-being of its people. As the agency enters the second half of its journey, backed by an advanced tech ecosystem and a passionate nationwide team, it stands ready to dominate Malaysia's property landscape for years to come.
