MDA 2026 unveils its most demanding selection criteria to date

The Malaysia Developer Awards (MDA) 2026 continues its commitment to celebrating property developers whose vision, resilience and operational excellence drive both the real estate sector and the national economy forward. Following a detailed post-mortem review of past editions, the MDA organising committee has significantly refined its evaluation framework for 2026, introducing stricter benchmarks to spotlight high-performing developers that combine robust financial fundamentals with a visionary commitment to sustainable development.

Co-created by Star Media Group and FIABCI-Malaysia, this authoritative recognition evaluates public-listed property companies across a balanced mix of quantitative performance and qualitative achievement. To ensure a fair and peer-aligned playing field, the primary Top-of-the-Chart (TOTC) category automatically considers all property-sector entities listed on Bursa Malaysia (or the specific real estate divisions of larger conglomerates). Final groupings are stratified based on market capitalisation cut-offs established on August 3, 2026:

  • TOTC Tier 1: Market Capitalisation of RM1bil and above
  • TOTC Tier 2: Market Capitalisation below RM1bil

Balanced evaluation: 50% quantitative, 50% qualitative

The MDA 2026 maintains an equal 50:50 weighting between quantitative financial health and qualitative execution. This dual-lens methodology rewards long-term stability and responsible business practices over short-term financial spikes.

The quantitative component is built around four key attributes: Revenue Growth, Profit Growth, Stability and Sustainability. The goal here is to emphasise long-term success over short-term gains, ensuring that only those developers with a consistent and stable financial trajectory earn the highest rankings.

To achieve this, the MDA 2026 measured companies' revenue performance across a three-year window, from 2023 to 2025, using 2022 as the foundational base year. Companies that demonstrated steady year-on-year increases and sustained growth over this period were highly rewarded. Points are allotted to both absolute growth and percentage growth for every individual year over the three-year period as well as the number of each growth year.

A Compound Annual Growth Rate (CAGR) formula was employed to ensure a level playing field, effectively balancing the assessment of both absolute figures and percentage-based growth. This nuanced approach creates a more even playing field among the larger, more established players and their smaller counterparts. While all the companies trend above the RM1bil market capitalisation threshold, the bigger property developers are almost 10 times bigger than the smallest contender. This scoring system balanced the levels to a certain degree without giving either the bigger companies or the smaller counterparts an advantage.

Best in revenue growth

For 2026, Eastern & Oriental Bhd (E&O) came out on top for the RM1bil and Above category, having shown consecutive positive growth over the three years. Similarly, Avaland Bhd emerged as the top performer in the Below RM1bil category, also demonstrating three consecutive years of positive revenue growth.

On the qualitative front, evaluation priorities have decisively shifted toward sustainability, innovation and long-term societal value. This year saw continued emphasis placed on Environmental, Social and Governance (ESG) Initiatives which now command 30% of the overall score. Placemaking Ingenuity and Creative Digitalisation remain at 10% each.

This distribution reflects an industry-wide imperative: ESG compliance and digital innovation are no longer ancillary features but prerequisites for competitive survival. Developers are evaluated on climate-resilient construction, community-centric urban design and the adoption of smart technologies that enhance operational efficiency and resident well-being.

Independent, merit-based selection

To ensure complete transparency and eliminate bias, qualitative evaluations no longer rely on self-submitted marketing entries. Instead, the MDA committee and an independent panel of industry experts, spanning architecture, valuation, planning and engineering, conduct deep-dive, objective audits of all shortlisted contenders.

Out of nearly 90 listed entities evaluated across Bursa Malaysia, the 2026 auditing process yielded a tightly curated shortlist comprising 27 developers shortlisted in the RM1bil and Above category and 30 developers shortlisted in the Below RM1bil category.

It is also worth noting that participation in the TOTC is by invitation, giving shortlisted developers the option to opt out prior to final ranking. But ultimately, by honouring only those who actively embrace this elevated standard of accountability, the MDA 2026 sets a definitive benchmark for property excellence in Malaysia, proving that financial resilience and visionary purpose are inseparable requirements for industry leadership.
