New Hall and Access Road for Community of Kundang Estates

KUNDANG: Kundang Estates, an 89-acre low-density boutique residential development welcomed the first group of its community with a new community hall and enhanced road access on top of a completed interconnected central park.

“It is Gamuda Land’s town-making principles that inspire us to create townships and developments that are mindfully planned for our community to call home and one aspect of good town-making is connecting people.

“Before we handover our first phase, we ensure that connectivity, be it physical or virtual, a central park where the community gathers and a community hall for sports and wellness are already in place so when they move in, they will get a feel for the place and want to be a part of it,” said Kundang Estates general manager Lam Sew Chee at the opening ceremony of the access road and the new hall.

Enhanced connectivity
To better connect Kundang Estates with other hubs and city centres, Gamuda Land has invested a total of RM14.5mil upfront to enhance the region’s infrastructure. Part of it includes extending and widening of Jalan BBK Utama, adding a total of 800 meters in length and 100ft in width which has also benefitted the pre-occupied neighbouring Bandar Baru Kundang community.

The road enhancement has also inspired the local authority to follow suit in their endeavour to enhance Jalan Kundang, providing greater safety and convenience for Kundang Estates and its surrounding communities.

Besides physical connectivity, residents of Kundang Estates also enjoy two-year complimentary high-speed broadband up to 100Mbps upon vacant possession making them the first community in the area to enjoy high-speed internet connectivity. The residents will also enjoy basic Hypp TV and a phone in the package.

A community centric development
1-acre of land area is dedicated to the community hall which is 8,000 sq ft in size, houses three badminton courts, a basketball court and six ping pong tables. The space can also be converted into an event hall for the community. This community hall is opened to public.

Another key highlight of living in Kundang Estates is the 14-acre interconnected central park that draws the neighbours out so people can get to know one another, live and play together and ultimately form a tightly knit community that will look out for each other. The central park features a community farm for growing edible vegetables, fruits and herbs with professional guidance for local consumption; the Maze Garden for leisure stroll; the Esplanade that gives a modern twist to children’s playground with a flying fox, open air trampolines and a beautifully landscaped flower lane; the Lakeside Garden for scenic jogging and bike lane surrounding the lake; as well as an Adventure Park with extreme bike trail for thrill-seekers.

Update on Kundang Estates
Phase one of Kundang Estates include Anise, Citron and Valerian double-storey terrace homes which are being progressively handed over to owners since December 2018. A total of 222 units in Phase one have been completed to date. Almost 40% of the 89-acre is already developed which include Phase 1, affordable housing (RSKUs), the central park and a community hall.

Launched in December 2016, Kundang Estates comprises 573 double-storey terrace houses which is only seven units per acre, making it an extremely low-density development surrounded by nature.
