PUTRAJAYA was once a marshland and former oil palm estate, but looking at it now, you would scarcely believe that it used to be an underdeveloped area. With a masterplan to be a green and intelligent city, it was incorporated in 1995 with the concept of 'A Garden City, An Intelligent City'.

Now, the area with a landmass of 11,320 acres is the Federal Administrative Capital, and the largest urban development project in Malaysia. The prime lands are meticulously planned and designed, while keeping in mind the preservation of the environment, with approximately 38% of the area reserved for green spaces.

The wide array of developments in Putrajaya offers potential homebuyers an innovative and prestigious lifestyle with various amenities and facilities within easy reach. One such development is Precinct 12, a beautifully landscaped eco-jewel located within a resort environment.

Home to exclusive resort-like residences, the Precinct 12 area is surrounded by luscious greenery in addition to enjoying a location nearby the 494-acre Putrajaya Wetlands, the first man-made wetlands in Malaysia and one of the largest in the tropics.

"Currently, we have eight residential and commercial projects in various stages of development in the area.

“Some of our products are St Andrews, Cypress Point and Pebble Beach semi-detached residences, as well as Pine Valley, Turnberry and Muirfield terraced residences. There is also the Pinehurst commercial shop offices in the works.

"All of these properties will incorporate green features while simultaneously offering its owners a unique opportunity to be close to a verdant habitat and enjoy a truly green lifestyle," said Putrajaya Holdings Sdn Bhd CEO Datuk Azlan bin Abdul Karim.

The residences encompass a host of green design features integrated into eco-friendly architecture, including solar panel water heating systems, overhanging roofs, large windows for natural lighting and air ventilation, as well as rainwater harvesting systems.

Pine Valley, two-storey terraced homes, which have seen a successful sell-out within a week.
Turnberry, another popular project which are also two-storey terrace homes, come in a built-up ranging from 2,062 sq to 2,980 sq ft. There are a total of 102 units, with each one having four bedrooms and three bathrooms. Priced from RM888,000, these landed homes are proving to be popular with a 90% take-up rate, as they are priced comfortably under the RM1mil mark.

The latest addition to Precinct 12 is Augusta. These are luxurious semi-detached garden homes given a contemporary twist, culminating in a stylish structure designed with plenty of room for discerning homebuyers who want to blend live, work and play elements under one roof. This phase will soon be completed, and that is when the developer will be launching it. There will be a promotion of 10% rebate, 3% off initial payment and 10% Bumi discount available with special package awaits.

Embark on a life of unsurpassed comfort and prestige at this project, where each home comes with its private lap pool with wave feature. Each 2.5-storey residence comes with a built-up area of 4,291 to 4,794 sq ft, sited on plots of land that range from 3,207 sq ft to 6,496 sq ft in size.
There are also thoughtful additions to each of the 31 homes that add to the comfort of its inhabitants, such as a private lift, a wide car porch that can accommodate three cars, and a generously spacious layout to facilitate natural air ventilation. High ceilings with 10-foot high glazed windows and sliding doors allow for sunlight to stream in, bathing the interiors with a warm glow.

Putrajaya Wetlands

The Putrajaya Wetlands fringing Precinct 12 possesses a dynamic biodiversity, becoming a major attraction as a thriving wildlife sanctuary. The Wetlands straddles the waterways of Sungai Chua, Sungai Bisa and three other tributaries, an exceptional example of sustainable development in action.

The entire Precinct 12 area is surrounded by world-class infrastructure. There are well-maintained road and rail linkages to national highways and expressways, in addition to being well-linked to the Intercity Transport System with seven entry and exit points. Residents and visitors will also have ease of access via the Intracity Transport System consisting of trains, buses and private vehicles.

To learn more about one of Malaysia's best integrated cities, there will be a forum on September 24 at the Pullman Putrajaya Lakeside. Covering a range of topics from OPR and BLR to the growth and development of Putrajaya, there will be plenty of information for the public to take home.
