KUALA LUMPUR: SPD Tech Valley Sdn Bhd, a subsidiary of Seri Pajam Development Group (Seri Pajam), and Dunham-Bush Industries Sdn Bhd (Dunham-Bush) have signed a sale and purchase agreement (SPA) for 32 acres of industrial land at the former’s SPD Tech Valley located in Senawang, Negri Sembilan.
At a ceremony held at Park Hyatt Kuala Lumpur, Seri Pajam chief executive officer Ten Wee Seong and Dunham-Bush managing director Yu Baoshuang signed the SPA, witnessed by Negri Sembilan Mentri Besar Datuk Ismail Lasim. Also present were Invest NS chief executive officer Datuk Najmuddin Sharif Sarimon, Negri Sembilan industry, technology, innovation and digital state exco Datuk Mohd Asna Amin, Seri Pajam group executive chairman Datuk Noordin Mohd Yatib and Malaysia Investment Development Authority (MIDA) Negri Sembilan director Azizul Hakim Abu Haniffa.
The purchase is part of Dunham-Bush’s phase one expansion in Malaysia, estimated at RM172mil and is expected to create 400 job opportunities. Founded in the United States, Dunham-Bush has 130 years of history in producing heating, ventilation and air-conditioning solutions. The expansion at SPD Tech Valley is targeted to commence with facility construction in the first quarter of 2027 while operations are expected to begin in the first quarter of 2028.
“Global investors today look beyond land and cost. They consider infrastructure, connectivity, talent, utilities and the overall business ecosystem. Negeri Sembilan is committed to providing an environment that meets these requirements,” Ismail said.
“Through Invest NS, in collaboration with local authorities, technical agencies and Federal agencies such as MIDA, we are committed to ensuring that quality investments in Negeri Sembilan are implemented efficiently and in an orderly manner,” he added.
Measuring 523 acres, SPD Tech Valley is a managed and sustainable industrial park with LEED Gold certification. The park offers ready-built detached factories and built-to-suit industrial land, supported by high-capacity utilities and strategic access to Malaysia’s national power infrastructure. Located adjacent to the national grid, SPD Tech Valley is positioned to support the substantial power requirements of advanced and energy-intensive manufacturing operations.
According to Seri Pajam, SPD Tech Valley is attracting a growing mix of companies across semiconductors, electrical & electronics (E&E), manufacturing, new energy and other high-value industries.
