Malaysia's manufacturing sector has changed considerably over the years, with newer technologies allowing local companies to produce more specialised products. In the property industry, this matters as developers look for building materials that meet their requirements for quality, functionality and design.
Among the manufacturers responding to these needs is Guocera, a homegrown manufacturer of porcelain tiles and surface solutions. The company's RM420mil investment in an Industry 4.0 Smart Manufacturing Plant in Kluang, Johor marks its latest move to expand what can be produced locally, including products for residential and commercial developments.

A new era of manufacturing
The Kluang plant brings together advanced Italian manufacturing technology, automation and smart production systems. These help Guocera improve precision and consistency while increasing its production capabilities.
Beyond expanding its product range, the investment is intended to strengthen local manufacturing capability. Instead of relying solely on products made elsewhere, the property industry can draw on an increasingly sophisticated range of porcelain surfaces manufactured in Malaysia. This is particularly relevant for projects whose specifications call for larger formats or more detailed designs.
The facility also creates opportunities for Malaysians interested in technical careers, including graduates and professionals working in engineering, automation, operations and maintenance. As manufacturing becomes more technology-driven, such roles can help develop specialist skills within the local workforce.
The move towards automation does not remove the need for technical expertise. Machines still require skilled people to operate, monitor and maintain them, making workforce development an important part of the plant's growth.
The Kluang plant has already received recognition overseas. In 2024, it won the Best New Tile Plant in Asia at the TECNAwards 2024. Guocera received a second accolade in September 2026 when it was named Italian Technology Ambassador (Malaysia) at the TECNAwards 2026.

From manufacturing precision to design possibilities
Guocera continues to invest in research and development (R&D), with product quality, functionality and design among its priorities. Its digital printing technology can reproduce detailed patterns, textures and visual effects, supporting finishes such as those in its Italian-inspired collections and Italian Designer Series.
Advances in digital printing also give the manufacturer more scope to experiment with finishes inspired by natural materials. For those working on homes, offices or mixed-use developments, this adds to the variety of visual styles available without limiting the discussion to conventional tile sizes.
Another addition to the Kluang plant is Malaysia's first production line for large-format porcelain slabs. It can manufacture slabs measuring up to 1.2m by 2.4m, giving architects and designers more options when planning layouts and selecting finishes.
Larger slabs cover more wall or floor area with fewer grout lines, making them particularly suitable for interiors where a cleaner, more uniform appearance is preferred. They can also be used on feature walls, countertops and other architectural surfaces. Producing these formats in Malaysia broadens the selection available to local property projects.

Managing waste efficiently
Guocera has also incorporated resource recovery measures into its new plant. These include recycling or recovering specified production waste streams, such as wastewater, slurry, trimming waste, unfired tiles and powder rejects. The facility also uses kiln heat recovery systems to make better use of thermal energy generated during production.
The waste streams involved arise at different stages of tile production, which makes their recovery an important consideration within the factory itself. Rather than looking only at the finished product, the company has also directed attention towards how materials and energy are handled during manufacturing.
Together, the measures help manage material waste and energy use within the manufacturing process. They form part of the company's efforts to improve resource efficiency while producing tiles and porcelain slabs for different applications.
Supporting Malaysia's evolving built environment
Building materials help shape how homes, workplaces and public spaces look and function. Through its Guocera, Verticas and Solare brands, the company serves different residential, commercial and larger-scale project requirements.
For developers and designers, the growing availability of locally manufactured tiles and porcelain slabs means more choices when specifying materials. Guocera also sees a wider benefit when property developers choose Malaysian brands. Such decisions can help sustain domestic production, support skilled employment and strengthen the supply chain serving the country's building sector.
Supporting a local brand, however, does not mean setting aside expectations for performance or design. Developers still need materials that suit a project's intended use and appearance. Guocera's investment is aimed at giving them more locally produced options that can be considered alongside other choices.
This gives local manufacturers a chance to be recognised for more than price. Their ability to offer specialised products, reliable manufacturing and varied designs can also influence the materials selected for new developments.
Guocera is looking to build on its presence in Malaysia while exploring opportunities overseas. Its Kluang investment brings together new technology, larger product formats and skilled local talent, showing how a homegrown manufacturer can play a part in the next chapter of Malaysia's building materials industry.
Ultimately, their efforts extend beyond business growth by creating value and opportunities within local communities, driving sustainable development and delivering long-term benefits to society as a whole.
