The 110-acre freehold township combines landed and high-rise housing with shared open spaces, pedestrian connections and cycling routes

AYER Holdings Bhd is developing AYER Gardens, a 110-acre freehold township in Batu 14, Puchong, Selangor, next to Bandar Puteri Puchong. With an estimated gross development value (GDV) of approximately RM3.5bil, the masterplan comprises landed and high-rise residences supported by neighbourhood commercial components.

Approximately 30% of AYER Gardens’ 110-acre masterplan is allocated to landed residences, providing space for family and multigenerational living. Its first residential phase, Azalea, will comprise 218 freehold double-storey terrace houses and represents AYER’s final offering of this housing type within its Bukit Puchong development portfolio.

AYER Gardens is the first phase of the group’s broader masterplan to put its urban nature planning philosophy into practice. The township’s tagline, Timeless by Design, Embraced by Nature, reflects its emphasis on residential design and landscape planning.

Landscape and outdoor facilities

The masterplan includes green loops, pedestrian and cycling routes and neighbourhood green pockets. These connections are intended to support a healthy lifestyle by walking and cycling within the township and provide access to shared recreational spaces.

Planned facilities include playgrounds, communal gardens and dedicated open spaces for children and adults.

The adjoining Ayer Hitam Forest Reserve informs the landscape design, including natural buffers and the orientation of homes and residential blocks towards forest views and green corridors.

Housing for different household needs

AYER Gardens’ mix of landed and high-rise residences is planned to accommodate families, multigenerational households and working professionals.

Landed homes will provide practical layouts for growing families and households with several generations living together. High-rise residences will offer additional housing choices within the same township.

Neighbourhood commercial components are planned to accommodate retail, services and business activity. An internal road network will connect the development’s components with surrounding roads, alongside pedestrian and cycling connections through the township.

Schools, retail and transport connections

AYER Gardens is located within an established residential area next to Bandar Puteri Puchong. Educational facilities in the surrounding area include SK Puchong, SJK(C) Han Ming, SJK(C) Sin Ming, SMK Puchong, Taylor’s International School Puchong and Axcel International School.

Existing shopping facilities in the wider Puchong and surrounding areas include Lotus’s Bukit Puchong, AEON BiG, IOI Mall Puchong and Sunway Pyramid. 

The development benefits from connectivity to the wider Puchong road network, including the Damansara–Puchong Expressway (LDP), South Klang Valley Expressway (SKVE), ELITE Expressway and Shah Alam Expressway (KESAS). Puchong Prima LRT Station on the Sri Petaling Line provides access to the Klang Valley rail network.

A proposed road connection between Persiaran Saujana Puchong and the Persiaran Puteri area is expected to provide an additional route between Saujana Puchong and Bandar Puteri Puchong.

Azalea as the first residential phase

Azalea comprises 218 freehold double-storey terrace houses on approximately 19 acres, with an estimated GDV of RM323mil. Its design incorporates modern biophilic elements and practical layouts intended for growing families and multigenerational households. Planned outdoor amenities include a playground and pond.

The development has obtained GreenRE Gold (Provisional) certification. Planned sustainability features include water-efficient fittings, selected green-labelled building materials and provision for natural daylight in staircase areas.

Azalea’s completion is estimated for the second quarter of 2029. Subsequent phases of AYER Gardens are planned to introduce further residential and commercial components.
