From integrated developments to iconic landmarks, the group continues to shape the future of connected urban living

In an increasingly competitive property landscape, few developers have expanded as rapidly and strategically as TSLAW Land. It recently reinforced its position as a major industry force after emerging as Malaysia’s top non-listed developer at the StarProperty Real Estate Developer Awards 2026, reflecting its strong execution capabilities, diversified portfolio and bold long-term vision.

Among other accolades won are the Honours Award for Best Southern Malaysia Development and the Merit Award for Best High-Rise Residential Development (Johor).

These achievements not only reflect the group’s rising influence in Malaysia’s property sector but also its ability to consistently deliver developments that resonate with the evolving needs of urban communities.

Four decades of leadership

Founded in 1980 and headquartered in Kuala Lumpur, TSLAW Group has established itself as a diversified powerhouse with interests spanning property development, steel trading and manufacturing as well as mining exploration and operations.

Under the leadership of Tan Sri Datuk Seri David Law Tien Seng, the group has steadily expanded its footprint while building a reputation grounded in innovation, operational excellence and long-term value creation.

At the forefront of TSLAW Group’s portfolio is TSLAW Land, the boutique property arm behind some of the Klang Valley’s most ambitious TOD developments. Backed by approximately 1,000 acres of undeveloped land and an estimated gross development value (GDV) exceeding RM20bil, TSLAW Land is poised to shape the next chapter of urban living across key locations in the Klang Valley and Johor Bahru.

Upcoming developments include Han-Ya Wahyu, a transit-oriented development (TOD) near Jalan Kuching and KLX Kuchai Lama, a 26-acre integrated development. Two others, namely a low-density freehold project in Taman Desa and a high-end integrated development in Bukit Bintang, are also in the works.

One of its ongoing projects, Skyline (Eastside) One Sentosa, is being developed by TSLAW Land subsidiary Plaza Sentosa Properties Sdn Bhd. The 60-storey landmark reflects the group’s vision of creating connected, lifestyle-driven communities designed around the evolving rhythms of modern city living.

Positioned near the Sultan Iskandar CIQ Complex and the upcoming RTS Link at Bukit Chagar, Skyline (Eastside) One Sentosa. is strategically crafted for a new generation of mobile professionals embracing the increasingly relevant Work in Singapore, Live in Johor lifestyle.

Blending residential, retail and lifestyle components within a vibrant integrated environment, the development balances accessibility, sustainability and contemporary convenience while contributing to the ongoing transformation of Johor Bahru’s urban skyline.

The integrated development will comprise 1,623 residential units alongside retail components and lifestyle-focused amenities, supported by sustainability features such as rainwater harvesting systems, energy-conscious design and an automated waste collection system. Unit layouts ranging from 430 sq ft to 968 sq ft further position the project as an accessible entry point for first-home buyers, long-term residents and investors seeking exposure to Johor Bahru’s evolving urban landscape.

Redefining the corporate landscape

Standing prominently at the crossroads of Bukit Bintang and Tun Razak Exchange (TRX), TSLAW Tower exemplifies the group’s vision for the future of commercial real estate. Rising 48 storeys above Kuala Lumpur’s skyline, the iconic commercial tower has rapidly established itself as a global business address, distinguished by its unprecedented connectivity, striking architecture and forward-thinking design.

Designed with a timeless monolithic crystalline glass facade, the GBI-compliant tower embraces sustainability and accessibility in their truest forms while delivering a highly efficient and functional corporate environment.

From its elegant porte-cochere and double-volume grand lobby to its private club floors and premium office spaces, every aspect of the tower has been carefully curated to balance corporate prestige with modern functionality.

A new benchmark for future-ready workplaces

According to TSLAW Land executive director Law Wai Cheong, TSLAW Tower was envisioned as more than just a corporate address.

“By integrating comprehensive sustainability measures, advanced technologies and user-centric design, we have established a new benchmark for commercial buildings,” he said.

The tower features 33 levels of versatile office space above eight storeys of parking facilities, alongside four private club floors and a retail component overlooking panoramic views of KLCC and the Royal Selangor Golf Club.

Its infrastructure includes multi-level security systems, floor-specific elevator access, high-speed broadband connectivity, advanced building management systems, raised floor systems and flexible layouts tailored to evolving corporate requirements.

Adding to its distinction, TSLAW Tower is also recognised by the Malaysia Book of Records as the first and only building in the country featuring a 360° LED facade display, transforming the structure into a dynamic architectural illumination during celebrations such as National Day and Christmas.

Lifestyle, connectivity and sustainability

TSLAW Tower has been designed around the evolving expectations of modern professionals. The development integrates lifestyle-focused amenities including the Hanami Spa, fitness facilities, cafes, beauty services and exclusive private clubs that encourage collaboration, networking and work-life balance.

Its landscaping concept further softens the urban environment by integrating gardens, circulation networks and mixed-use spaces into the city skyline, creating adaptable spaces that merge nature with vibrant city living.

Sustainability also remains central to the tower’s identity. Achieving a Green Building Index score of 55%, the project surpassed the required threshold of 50%, reflecting TSLAW Land’s commitment to environmentally responsible development.

Features such as low-emissivity glass, naturally ventilated common areas, rainwater harvesting systems and energy-efficient LED technologies contribute to reduced environmental impact while enhancing occupant comfort.

Strategically positioned directly opposite the TRX MRT Station, the TOD development enjoys seamless accessibility via Jalan Delima and Jalan Kemuning while connecting effortlessly to Jalan Tun Razak, Jalan Bukit Bintang, the SMART Tunnel and the MEX Highway.

The tower also forms the first phase of a larger integrated masterplan comprising residential towers, office components, hospitality offerings and elevated retail experiences interconnected through a network of sky bridges extending towards Jalan Bukit Bintang.

Crafting destinations of enduring value

TSLAW Land continues to strengthen its reputation for quality craftsmanship, market insight and design excellence. Its portfolio already includes landmark TOD developments such as Skyline KL, Skyline Kuchai and Skyline Embassy, each reflecting the group’s commitment to creating vibrant, connected and sustainable communities.

As TSLAW Land expands its footprint and accelerates its pipeline of developments, the company remains firmly focused on shaping integrated urban ecosystems that combine accessibility, innovation, sustainability and enduring value.

From transformative commercial landmarks like TSLAW Tower to future-ready residential communities, the group’s trajectory reflects a developer not only responding to the future of urban living but actively defining it.
