Mah Sing acquires land for M Araya development

PETALING JAYA: Mah Sing Group Bhd (Mah Sing) has acquired 14.38 acres of land in Ampang for the planned development of serviced apartment M Araya with an estimated gross development value (GDV) of RM1.92bil.

The land, located opposite AEON Big Ampang, was acquired for RM186.17mil and comprises three adjoining land parcels. Approximately 1.98 acres are currently held under leasehold tenure while the remaining is freehold. Mah Sing said it intends to apply for the conversion of the leasehold parcel to freehold status, subject to authorities’ approval.

“Ampang remains one of the Klang Valley’s most established residential markets, supported by strong connectivity, comprehensive amenities and a sizeable population catchment. Having successfully delivered M Suites and M City, we understand the market well and remain confident in its long-term growth potential. We are pleased to strengthen our presence with M Araya, our third project in the area,” said founder and group managing director Tan Sri Leong Hoy Kum. 

M Araya enjoys direct access to Jalan Taman Putra and convenient access to the Sungai Besi–Ulu Kelang Elevated Expressway (SUKE), providing connectivity across Ampang, Pandan Indah and Cheras and linking to major expressways including the Ampang-Kuala Lumpur Elevated Highway (AKLEH) which provides direct access towards Kuala Lumpur City Centre.

Connectivity is expected to strengthen further with the East Klang Valley Expressway (EKVE), with Section 1 connecting Sungai Long to Ampang opened in August 2025 and the proposed section two extending from Ampang to Ukay Perdana upon completion. Ampang LRT Station is also within approximately 3 km of the site, providing access to the Ampang Line.
