SELANGOR: IOI Properties Group (IOIPG) is advancing its 535-acre 16 Sierra township in Puchong South with new initiatives, including Tribe Glamping at the Amigo Clubhouse and Malaysia’s first Tiny House experience in collaboration with Big Tiny Pte Ltd. These eco-friendly units feature solar panels, rainwater harvesting and composting toilets, alongside a new hilltop Lookout Point offering panoramic views.
Additionally, IOIPG has launched Burwood, a precinct of 102 units of two-storey Garden Villas. The 11.6-acre development includes homes with 5+1 bedrooms, 12-foot ceilings and private gardens. The villas come with smart home systems, solar-powered hot water, digital locksets and EV isolator points.
“We are excited to launch Burwood, which has achieved a take-up rate of more than 65%, demonstrating encouraging market demand for the well-planned landed homes in the Puchong South region. This new launch carries a gross development value (GDV) of RM208mil, which is ideal for upgraders seeking more spacious living within a township designed with sustainability, livability and walkability at the heart of its master plan,” said 16 Sierra, Kota Warisan and Salak Tinggi business unit head Calvin Sew.
The Sierra Fresco commercial hub has achieved a 95% occupancy rate and will welcome new tenants like Nak Nak (Drive-Thru), Proton e.MAS, Mixue and Inside Scoop. Connectivity enhancements include sheltered walkways linking neighbourhoods to the 16 Sierra MRT station and a 3.9km walking and cycling loop. Sustainability efforts are ongoing with a partnership with BoomGrow for tech-supported urban farming.
"In 16 years, we have transformed a tract of undeveloped land formerly used for agriculture into a vibrant and growing residential enclave with an estimated population of 12,000 and rising. The progressive growth of 16 Sierra over the years has been encouraging, as the township is set to welcome an addition of approximately 2,500 residents by 2027 upon the completion of three major projects in the near future,” said IOI Properties Group Bhd property development group chief operating officer Teh Chin Guan.
