Developments achieve strong take-up rates and meet high-quality and ESG benchmarks

Avaland, a property developer with a solid track record in developing large-scale, integrated, mixed-use and sustainable developments, has achieved another remarkable year thus far. Supported by its sizable land bank and a RM1bil Sukuk Programme launched in 2024, the company is accelerating its expansion via targeted acquisitions and community-focused projects, continuing the momentum built since listing on the Main Market in 2015.

Avaland is guided by the mission of bringing positive change through creating communities and enhancing lives for generations. Each of Avaland’s developments strives to provide a complete lifestyle experience for residents to enjoy.

Avaland’s developments are grouped into three distinctive categories to satisfy a wide variety of end-users. These include Ava Luxe, the developer’s upscale luxury brand that embodies prestige and high-end living; Ava Prime, a lifestyle portfolio catering to the middle-income market and offering premium living environment; and Ava Ria, the developer’s commitment to value-driven housing.

Across all categories, chief executive officer Apollo Bello Tanco (Pol) affirmed that Avaland’s focus on its mission remains unwavering. 

“It is important that we remain focused on building with purpose and shaping inclusive, thriving communities that reflect our long-term commitment to creating sustainable value for residents, stakeholders and future generations,” Pol emphasised.

This year, Avaland continues to accelerate sustainable growth and advance business excellence through consistent delivery and the development of resilient, scalable property projects. In a strong display of performance, Avaland successfully handed over four GreenRE-certified projects in the first half of the year, with all exceeding industry benchmarks.

The projects span all of Avaland’s product categories: Aetas Damansara in Ava Luxe category scored a high Qlassic score of 85%. In the Ava Prime category, Alira Subang Jaya scored 83% while Sanderling Lakefront scored 82%. In the Ava Ria category, Casa Embun scored 83%. These achievements reinforce Avaland’s commitment to ESG principles, high-quality standards and long-term value creation across all developments.

Having completed these four major developments, which comprise 2,169 units with a total gross development value (GDV) of RM1.7bil, Avaland continues to build strong momentum from 2024 into 2025, planning RM2.6bil in project launches over two years. This year alone, Avaland is set to unveil more than RM900mil worth of new projects, embodying its role as an innovative and timeless creator in shaping sustainable, community-centred spaces for generations to enjoy.

Fuelling resilient business growth

Avaland’s market-aligned brand segmentation caters to a wide spectrum of buyers, with its Ava Luxe series representing luxury living, Ava Prime series offering premium homes and Ava Ria series delivering value-driven options. This tailored approach has propelled Avaland towards a strong presence across diverse market segments.

In the luxury segment, Avaland has redefined the luxury property market in 2021 with Aetas Damansara, a 1.8-acre GreenRE Platinum-certified masterpiece adjacent to the Tropicana Golf and Country Resort. Fully sold at topping-out, all 226 residences were handed over in June this year, underscoring Avaland’s commitment to timely delivery and excellence in development planning. Building on this success, Avaland introduced Aetas Seputeh in 2024, its first luxury project in Kuala Lumpur. Limited to just 126 units, it offers exclusivity, breathtaking skyline views and GreenRE Platinum certification, an honour shared by only 71 projects in Malaysia. Next on the horizon is Aetas Taman Desa, set to uphold the brand’s hallmark of elegance, furthering its legacy of crafting development masterpieces with meticulous attention to detail.

For the middle market segment, Avaland created Avenue25, Subang Jaya, a neighbourhood connected via a central green spine. Avenue25 promotes active lifestyles and social interaction within lush, nature-infused surroundings. The upcoming Green Oasis Retail Village, spanning over 100,000 sq ft, will provide residents and visitors with a curated mix of retail and leisure experiences. The recent groundbreaking of a 300m covered pedestrian bridge to the USJ21 LRT Station marks a major step towards enhanced urban mobility. Designed with over 1,000 native trees, EV infrastructure and low-impact architecture, the project is targeting GreenRE Gold certification across all development phases. Following the success of the first phase of Alora Residences in 2023, which achieved a 70% take-up rate, the mid-year unveiling of Tower B (Phase 2) reflects growing interest in Avenue25. The newly introduced dual-key units offer ideal opportunities for multigenerational living and long-term investment returns, reinforcing Avaland’s commitment to shaping a community that will thrive for generations to come.

“These efforts are not just about development and redevelopment; they are about unlocking new value in established locations by aligning with contemporary urban needs, ESG principles and community-centric planning. In doing so, we aim to redefine what is possible in mature cityscapes, setting a benchmark for sustainable urban growth,” Pol commented.
