KULIM: Aman Cove Sdn Bhd, jointly founded by Kedah-based developers Aman Setia Group and Imperio Group, has signed a Sales and Purchase Agreement with Kulim Technology Park Corporation (KTPC) to acquire 69.95 acres commercial and residential land within Kulim Hi-Tech Park (KHTP) for RM67mil. 

The planned township carries an estimated gross development value (GDV) of RM650mil and will be delivered in phases over 12 years, with groundbreaking targeted for Q1 2027. 

“KHTP is Kedah’s flagship industrial ecosystem, drawing the lion’s share of the state’s manufacturing investments and catalysing new homes and commerce around it,” said KTPC group chief executive officer Datuk Mohd Sahil Zabidi. 

“Ongoing expansions at KHTP are poised to support tens of thousands of high value jobs over the next five years, strengthening demand for quality lifestyle homes, services and amenities. To welcome investors, we must be ready with residential and commercial offerings so people not only work here but choose to build their lives here. Partnering with Aman Cove is the right choice. We value homegrown partners and look forward to them bringing fresh vibrancy to this land.” 

The signing ceremony was held at the KHTP Business Centre with Mohd Sahil and Aman Setia Group chairman Datuk Paduka Ammar Datuk Shaikh Mahmood Naim representing their respective corporations. The event was witnessed by KTPC chief corporate officer Aida Zainol Abidin, Aman Cove directors Lee Woei Nen and Ooi Inn Kee and representatives from Pihak Berkuasa Tempatan Taman Perindustrian Hi-Tech Kulim (PBT TPHTK).

Positioned along the main Perdana Highway in proximity to Kulim Hospital, UniKL, and Politeknik, the development will integrate residential and commercial components with community amenities including a mosque and a Social Park. Phased launches are planned annually to sustain momentum and ensure healthy, year-round footfall.

Lee added: “Our shared goal is to make KHTP even more dynamic, rooting the existing hi-tech workforce here, attracting more investors, and shaping a district people proudly call home and a strong investment base. We’re designing a Community-Centred Development guided by our 3C core values - Convenience, Connect, Community.
