SEREMBAN: Seremban is set for a significant transformation following the signing of an agreement between Sunway Group and the Railway Assets Corporation (RAC) to develop 20.8 acres of land into a new integrated, mixed-use development known as Seremban Sentral.
The agreement signing was witnessed by Minister of Transport and Member of Parliament for Seremban, Loke Siew Fook, who also announced that Sunway was selected as the lead developer for the project following a competitive Request for Proposal (RFP) process.
“As a rapidly developing state capital, Seremban needs a modern, sustainable and well planned urban centre. Seremban Sentral will serve as a catalyst for this development by integrating residential, commercial, public, social and transport elements into one ecosystem,” said Loke in his speech.
RAC chief executive officer (CEO) Datuk Azhar Ahmad and Sunway Property Central and Northern Region CEO Chong Sau Min represented their respective companies at the signing ceremony. It was witnessed byMinistry of Transport secretary-general and RAC chairman Datuk Jana Santhiran Muniayan and Sunway Group deputy president Datuk Anuar Taib.
Located adjacent to the existing Seremban Railway Station, Seremban Sentral will be directly connected to the upcoming new Seremban Railway Station, currently being developed under the Klang Valley Double Track 2 (KVDT2) project and scheduled for completion by December 2028.
With an estimated gross development value (GDV) of RM2bil, Seremban Sentral will include:
- Residential components
- Medical, retail and commercial centres
- Educational facilities
- Public and community spaces
- Green and recreational zones
- Pedestrian-friendly walkways linked directly to the new station
The project will also adopt a heritage-sensitive approach through the Seremban Yard initiative, which aims to preserve and repurpose historic railway warehouses into vibrant public spaces supporting local businesses, artisans, creative industries and cultural activities.
“This effort not only preserves historical value but also breathes new life into a heritage site as a tourism attraction and creative economy hub,” YB Loke said. The first phase of the development, comprising a medical centre and the Seremban Yard, will launch within six months of the agreement signing. The entire project is expected to be completed over 14 years.
Seremban Sentral is anticipated to generate significant local economic benefits, including increased property values and the attraction of new investments and businesses. It is projected to create up to 1,500 new jobs across the retail, construction, healthcare, education, tourism and property sectors.
The Seremban Yard will further support SME growth by providing inclusive and flexible spaces for community entrepreneurship. Designed as a transit-oriented development (TOD), the project is expected to boost public transport usage by 30% by 2030, aligning with national sustainability goals and reducing dependence on private vehicles.

This is a new economic ecosystem that honours heritage while boldly moving toward the future,” he said.
