Heads are turning towards the HOPSCA concept introduced for Lake City @ KL North
Property developer Country Garden’s latest project, Lake City @ KL North is turning heads and that’s a fantastic feat especially with the current property market being so sluggish.
Not only is this an impressive achievement, the mixed-development project is expected to boost the property market around Kepong, Selayang, Sentul and along Jalan Kuching.
What make this development interesting is the HOPSCA concept that refers to the creation of a “Hotel, Office, Park, Shopping Mall, Connectivity and Apartments” community.
To be implemented at the Lake City @ KL North project, the HOPSCA concept, while relatively new in Malaysia, is getting the attention of urban planners as it can accommodate the rapid growth of a city’s urban population and provide for a more organised use of land space.
The Lake City’s grand launching is slated for September 21 with attractive promotional packages offered to homebuyers and investors during the event.
Sitting on 80 acres of prime land, Lake City @ KL North will be able to increase economic activity to create new jobs, ease sustainability and transportation issues, establish landmarks for the city, and create synergistic communities.
Every development by Country Garden is the result of meticulous planning – what kind of lifestyle is ideal for homeowners living in KL North, taking into consideration factors like natural resources, available public transportation, and retail amenities?
The goal is to provide a better living environment for all besides creating new opportunities for every level of society. The project’s multifaceted concept has ignited many potential buyers’ desire because it has struck a fundamental core within them.
What Country Garden has uncovered is that homeowners are increasingly looking for versatile residences that can provide their daily needs and activities at their doorstep, eliminating the need to travel or get stuck in traffic to get groceries, go to the gym, and send their children to school. This is how Lake City @ KL North is different from the rest of the developments in the area.
Lake City reflects Country Garden’s commitment in providing novel and quality developments to Malaysians.
Residents can expect Lake City’s offerings and smart features that include a smart community app that provides intelligent access control to residents and their visitors, along with 37 facilities that will be built for the convenience of residents.
For example, the app be used to send the lift to visitors at the lobby, rather than the residents themselves having to go down to retrieve their visitors. A QR code can be generated and sent to the visitor’s handphone so they may use the lift. This QR code also acts as a security pass.
Other security features to be introduced within this development includes face-recognition technology.
With such advanced technology and features, Lake City with its visionary lake side leisure lifestyle is garnering strong interest from homebuyers and investors, especially with the potential growth and value increment of the project.
Lake City’s first phase is known as Aradia Residence. With the price expected to average at around RM700 per sq ft (psf), Aradia will site over 4.38 acres and comprises three 43-storey blocks with a total of 1,003 residential units and 23 commercial lots. It is expected to be completed in the last quarter of 2023.
It will have an eight-storey elevated car park offering units below 1,000 sq ft one car park lot while those above, two.
Aradia has a plot ratio is 6.9, and offers six unit types for its first to suit the different needs of the buyers. Among the offered variations include 35 one-bedroom units with a built-up area of 567sq ft, 35 two-bedroom units of about 770 sq ft and 382 units of three-bedroom units with build-up areas ranging from 943 sq ft to 992 sq ft.
The dual-key four-bedroom units are sized between 1,484 sq ft and 1,687 sq ft. There will be 86 units of these. All the units will be partially furnished.
Besides residential developments like Aradia, the joint venture development features a 19.63-acre commercial site for a retail mall, hotels and offices.
A total of nine residential and commercial phases which will be built around a natural lake.
Accessibility to the mixed development is good as the project is located next to Taman Wahyu, in Kampung Batu, located off Jalan Kuching, on the way to Rawang in the north.
The KL North area is regarded as a gem due to its proximity to the Kuala Lumpur city centre, with good connectivity to other areas in the Klang Valley via the Lebuhraya Damansara-Puchong, DUKE highway, and Middle Ring Road 2.
In addition, Lake City @ KL North will be served by the mass rapid transit line 2 (MRT2) and across Jalan Kuching, there is an alternative public transportation in the form of the railway as the KTMB Taman Wahyu station is a stone’s throw away.
