One of the worries from Duta Ria residents is traffic congestion as all the residents from nearby condominiums share the same way out to the main road. But at the mean time, the traffic is still manageable as one has other options to drive through Mont Kiara and onwards to Sri Hartamas, or take another option, which is Penchala Link. Moreover, with the opening of a flyover that links Jalan Segambut and Jalan Duta across Jalan Kuching has eased the traffic congestion quite tremendously. As DUKE highway has already open, residents of Duta Ria have another route option as well as capable to go to more destinations. DUKE highway comprises of seven interchanges including Jalan Duta, Jalan Kuching, Sentul Pasar, Setiawangsa, Hill View, Bandar Dalam and Greenwood. There are also plans to upgrade Jalan Segambut into a 6-lane dual-carriageway. There is greenery as well as jogging track in the compound and near the property, this is the plus point that hardly find in any newly completed condo. Residents can enjoy greenery view as well as have their kids playing at the garden inside the compound safely and worry-free. Most residents said that maintenance by the management is reasonable, as Duta Ria has been more than 10 years of age. The condominium looks quite old and unattractive comparing with other condominiums nearby. But the new JMB is planning to repaint it. There are having 4 lifts each floor to serve 8 unit of residents which equal to 2 units residents are sharing 1 lift only.Like most other condomiums (Mont Kiara) that surrounded the Duta toll plaza, units of Duta Ria that facing the toll are suffering from transport noise too. Besides noise, they also suffer polluted and hazardous air as being near to the bustling Duta toll plaza. In terms of investment, buying a unit of Duta Ria seems to be quite reasonable. Its market price have depreciated in the last few years by about 7.46% per annum from its developer's price from 2003 to 2006 which was priced from RM126 psf in late 2006, then the market price seems to appreciate since 2008 due the opening of DUKE highway and new link to Mont Kiara, as well as the strata title issued in the beginning of 2011.But, there are also many new completed developments in the area which gives more options for both potential buyers and tenants. One of the favorites in the area is Changkat View, which is priced from RM250,000 for 1,100 sf. What makes it worse is Duta Ria market price is quite the same with other new condominiums around, while its maintenance fee is relatively higher. For example, Prima Duta charges around RM0.14 psf for the maintenance fee.
