It is a high end development that was newly completed this year in 2013 with units still available for sale at sub-sale prices. It is located in Sungai Ara, Penang and it sits on freehold land. Reflections stands at 25 storeys high with 315 units available and housed in one block. This means that each floor has approximately 12 units, offering residents a reasonable amount of privacy. The units are spacious with built ups that range between 1,077 sf and 1,512 sf. The launch prices for the condominium started from RM310,000 for the smallest units, of which the lowest subsale prices that can be found now start from RM600,000 whilst the lowest rental price that can be found is RM1,800 for an unfurnished unit. Most of the units are bare and unfurnished as Reflections is newly completed. However many of the units that are to be let out for rent are partially or fully furnished whilst investor groups who bought units in multitudes as an investment are selling their units bare and unfurnished. All units come with two balconies with one located in the living room and the other in the master bedroom. The facilities provided by SP Setia for the residents of Reflections is numerous. Besides the usual swimming pool and wading pool with its barbecue corner accompaniment and gymnasium there is also a Jacuzzi, sauna and recreational platform. Petrol stations are plentiful in the area as well, and available for cost effective shopping is Giant and Sunshine Square. There are three wet markets available in the area which are the Sungai Ara Market, the Desa Ria Market and the Bayan Baru Market. There are also both primary and secondary schools here that serve the area therefore residents need not send their children too far for their education. The main road that serves the Reflections area is Jalan Dato Ismail Hashim, which connects residents to the rest of the island. It also provides public transportation; namely the Rapid Penang busses 302, 305 and 308. Other roads worthy of mentioning is the Jalan Run Dr Awang which residents can access via Jalan Mahkamah, an alternative route that will bring them to the city and also provides access to the Penang bridge.

SP Setia is Malaysia's leading developer firm who is famous for churning out high quality homes with high standards. Some or their notable successes include Setia Pearl Island and Setia Alam. They have won the FIABCI Prix d' Excellence Awards almost every year from 2007 to 2013 for Best Master Plan Development, as well as the FIABCI Malaysia Property Awards for almost every year from 2006 to 2011 for various high profile awards.Reflections is another excellent example of their quality product. However as with all the areas in Penang, residents of this condominium will find that they will have issues with traffic during peak hours especially on Jalan Dato Ismail Hashim which is a major road that connects many parts of the state and is heavily travelled. Reflections thrives to be an exclusive development; however down the street close to home is the middle cost Sri Kenari as well as Vistaria. This may not be the most prestigious area to live in, but perhaps over the years this will change as Batu Ferringhi did.As much as some new developments are a good investment, Reflections does not seem to be one of them. Houses in Kuala Lumpur do not have a problem finding buyers in spite of prices that are doubled after completion, but property investors for this condominium seem to be finding a problem disposing their unit after its completion at a rather reasonable price of RM600,000. Home buyers should look into this place as the building is newly completed and is of good quality and worth the RM600,000 price tag.
