Analysis
Location wise, USJ One Park is strategically situated at one of the most sought after addresses in the Klang Valley area. However, the average land area of the houses are ridiculously small. The intermediate units of its super-link terraces can only fit a car in the car porch while the semi-detached units can barely fit two cars. On the other hand, there is a new mixed commercial development known as Empire Remix located right next to USJ One Park to make the area more vibrant.The development of Empire Remix will surely boost the appreciation of the residential areas within the area. USJ 1 is well-known for massive traffic jams right in front of The Summit and Da Men along Persiaran Kewajipan during peak hours. The situation is worse after downpour due to flash flood that normally occurs. As for accessibility, there are only two exits and two links from KESAS Highway into the vicinity. Overall, it is a very good buy considering its irresistible price tag.
