Kota Kemuning is a sought-after residential township which is preferred because of the green landscaping surrounding the neighborhoods and the amenities surrounding it. Lagoon Residences is only suitable for ones who love the idea of townhouse and condominium lifestyle. It is more for own stay than investment. However, it is sited adjacent to high tension TNB power cables. It is known that radiation from the power cables may cause serious health diseases such as migraine, breast cancer, leukemia and even brain cancer. The prices launched were quite steep for townhouse and condominium located in Kota Kemuning even though the price tags are affordable to many. There are not many similar properties in Kota Kemuning. The closest one for comparison is Lagoon Villas. Townhouses at Lagoon Villas currently priced from RM500,000 with larger built-up sizes from 1,787 sf. However, the rental rates only start from RM1,400.
