Taman Selayang Utama is a residential area in between of Selayang and Kepong. It is adjacent to Taman Intan Baiduri, Taman Selayang Jaya and Taman Bidara. To its south is Taman Industri Selayang, a light industrial area. The houses at Taman Selayang Utama are generally two-storey terrace houses. Many has been renovated since they were bought from the developer to extend their porches, living rooms, kitchens and an extra room. Some units that are listed are sold with built-in cabinets and automated gate. Therefore, the price of the properties have risen significantly. A 1,400 sf unit was sold for RM250,000 in 2004. In 2014, a slightly bigger unit of 1,500 sf is asking for RM690,000.At Taman Selayang Utama, the amenities available are aplenty and convenient. For groceries and daily necessities shopping, there are numerous malls and hypermarkets to choose from, with Selayang Mall being conveniently located in Taman Selayang Utama itself, Mydin, Selayang Capitol and Jusco Metro Prima Kepong. If one is game for it, there are even wholesale markets popular in Selayang district, all within a radius 10 km. Taman Selayang Utama's residents have another plus point and that is the fact that they are neighbors to the 600-hectares tropical forest reserve, Forest Research Institute of Malaysia (FRIM). Hence, weekend jungle walks or family picnics are just a 10 minutes walk away. The Middle Ring Road II links Taman Selayang Utama to Kuala Lumpur and other parts of Klang Valley. Alternatively, there are also the KTM Komuter Taman Wahyu and Batu Caves stations. Nearby amenities include commercial banks, primary and secondary schools, Hospital Selayang.

    Analysis

    With a balanced combination of modern conveniences and nature, Taman Selayang Utama does seem to be a very strategic location both for own dwelling and also as investment. However, some do lament that that Selayang is slightly far from Kuala Lumpur and Petaling Jaya, and that traveling takes quite a fair bit of time especially during peak hours.being a matured neighbourhood, plenty of the houses have been renovated according to the owners' need. The original layout provided online are 825 sf and 1,400 sf. However, some of the units have expanded up to 3,650 sf. The prices of the units have increased in line with appreciation for Klang Valley properties. As such, even an auction unit bid starts from the staggering RM430,000 amount.
