One Sierra is situated in the northern outskirts of Selangor, within the Selayang. Its location is central in the sense that it is between Kuala Lumpur and the popular tourist location of Batu Caves. One Sierra is also built against the backdrop of Lagong Hills Forest Reserve, offering magnificent view and close proximity to Mother Nature as a part of the package. The tenure for the units vary between freehold and leasehold. Most of the development was completed by Q3 of 2012. The development features a low unit density; 7.3 units of housing per acre is low. Security patrols the gated walls of One Sierra 24 hours a day. A swimming pool and a gymnasium is available in the clubhouse, whereas a jogging track and playground for family bonding are in the open. A multi-purpose hall and a barbecue deck is readily available for residents to access once approved by the management. The amenities located in Selayang can easily be accessed from One Sierra as it is located not far from the town proper. Hospital Selayang is less than 4 kilometres away, therefore making the location suitable for retirees. A golf course is also near the location upon which One Sierra is built, being less than 10 minutes away by car. Selayang Mall being 5 minutes away offers convenient access to daily necessities. Furthermore, the Gombak district police station is just located right beside the development. One Sierra is located in the outskirts of Selangor, but several highways link the Jalan Ipoh to the city including the Middle Ring Road 2 (MRR2) and the Kepong–Selayang Highway. The Kuala Lumpur-Kuala Selangor Highway (LATAR) meanwhile connects the area to the northern part of Selangor.

  • Analysis

The developers Magna Prima hit a bit of a speedbump in 2011 when then government issued a notice of compulsory land acquisition on their development in Selayang, namely One Sierra; which resulted in a loss of some RM6 million for the company. This incident enraged some of the purchasers when the development was in its infant stages. The affected purchasers waited for a long time before the refund was settled, expenses and time lost in reclaiming their deposits warranted some law suits against the developer, who refused to reimburse the purchasers for their hardship. Purchasers also disdained at the lost opportunity cost for the money could have been invested elsewhere instead of being held up by Magna Prima without even allocating interest in the refund. Magna Prima has filed an action in August 2013 against Mukim Bandar Selayang for further compensation against the compulsory land acquisition. Apart from poor administration and customer service, the developer seems to be flourishing as they have just joined the “billion-dollar project” league. Analysts are of the opinion that Magna Prima is a soundly run business, despite its poor ethical practices.
