Analysis
The main concern of this development is landslide. A landslide occurred in 2009 near to the development, which is about 50mm from Phase I development. And due to its hill slope site, Amansiara has hardly obtained the CF. According to the house owners of Amansiara, the developer has promised them (and it was in the newspaper articles) that they will build up a flyover for the residents to have direct access to Jalan Ipoh towards the city centre. However, up to this date, there is no construction done, and residents have to travel quite a distance way to make a U-turn. Not only that, there are numerous complaints heard about Amansiara which are mostly major damage found by the buyers including narrow road (however Phase I roads seems to be good), low toilet ceiling, and steep and short car porch. Even an owner complained that it is very hard to park his Toyota Altis. Unlike other landed properties, it seems almost impossible to park a second car in front of the house in Amansiara. Furthermore, parents are also complaining that the playgrounds provided are very small and cannot accommodate big numbers of children. Moreover, some owners claimed that they found cracks on their units. Some also complained that the electrical points and kitchen points are not appropriately positioned. There are many units of Amansiara available for sale. The prices do not seem to appreciate much as even though it is quoted at RM220,000, one can easily negotiate and press the price lower. If you are still up to buy or rent a unit, look for Phase I.
