Taman Jati is a leasehold housing development located in the township of Rawang within the state of Selangor. Located north of the city centre, Taman Jati is approximately half an hour away from Kuala Lumpur, while the Kuala Lumpur International Airport is at least an hour's drive away. The government office hub at Putrajaya is of an equal distance of an hour's drive away.Most of the houses in Taman Jati consist mainly of single and double storey terrace houses, with average built-ups of between 882 sf and 1,600 sf. The houses of smaller built-ups have standard layouts of 3 bedrooms and 2 bathroom, while those of the bigger layouts have 4 bedrooms and 3 bathrooms. Prices are reasonable at a range of between RM230,000 and RM488,000, while the houses on auction start selling from RM90,000.Taman Jati is a fully occupied residential development, with not many of its houses for sale. As such, those that make it to the market are already partially furnished, with the most common furnishings already provided being in-built kitchen cabinets and built-wardrobes. The pricier homes also come pre-installed with a few units of air-conditioners already.Being part of an older development, Taman Jati was not built with facilities in mind, neither do the residents pay private companies for security. There is however a surau within the neighbourhood, located along the borders, where a little downy the road is also an Indian temple. Also within the neighbourhood is a Dewan MPS which is a hall that can be rented out to interested parties for special occasions.Taman Jati is located close to several useful amenities such as 24-hour convenience shops such as 7-Eleven, as well as a school, SK Tun Teja that is within walking distance of these homes. The closest hypermarket is Tesco Extra which is in Selayang, as well as Giant which is also 20 minutes away in Batu Caves. The closest major shopping mall is Jusco Metro Prima which is 25 minutes away. Banking facilities are easily available with a variety of local banks less than 5 minutes away from home.Taman Jati is a very well located housing development, connected through a series of inner main trunk roads which connect directly to the North - South Highway and the KL - Kuala Selangor Highway. Public transportation within town is equally as convenient, as the closest bus stop which is only 5 minutes is the main Rawang Bus Terminal.

    Analysis

    Taman Jati is a housing area that is located in a heavily populated area. Traffic is however relatively smooth during the day, which culminates in the evenings during peak hours. At these times, the main trunk road Route 1 is usually badly congested to and from the city centre of Rawang, especially when the road branches or turns off.Rawang has always been a town where the developments were targeted towards the lower and middle income group, albeit, the new developments that are being built in the present are being targeted towards the upper middle income group. Taman Jati is however one of the older developments, and its residents are mostly blue collared workers. Safety is also a question here, as there have been many reports of car thefts and their gangs spotted in the area.With the new and upcoming developments in Rawang, property speculators have been cautiously opening their receptors to the area. Taman Jati however does not stand a chance of being a good investment either in the short or long term, as it is both leasehold and of a not very well maintained neighbourhood. It is however a good and affordable place to call home for genuine home buyers, especially if they work in Rawang or within the area.
