Sri Cassia

1 for Sale

1 for Rent

Sri Cassia is a freehold condominium located in the township of Bandar Puteri Puchong, in Puchong. This is a long time completed project by an unknown developer. It is located approximately half an hour away from the city centre of Kuala Lumpur, while the city of Petaling Jaya is slightly nearer at a 20-minute drive.Sri Cassia consists of three blocks and only five storeys, it is a quaint development that appeals to families. It has an average built up of 855 sf per unit containing three bedrooms and two bathrooms. The best price being offered for a unit here now starts from RM230,000, and it carries a minimum rental price of RM900.As Sri Cassia was completed and fully sold quite a while ago, all units for sale now are pre-owned, which carries an advantage. The advantage is that many of the units for sale are partially furnished, leaving the new owners a ragtag set of furniture for their use with maybe an extended kitchen and a few units of air conditioners, and also the fact that some of the units have been renovated upon to beautify them. The facilities provided in Sri Cassia are as anticipated of condominiums. Residents will get covered parking lots, and there is a jogging track, playground, badminton hall, barbecue pits and swimming pool for evening activities. A lounge is also available for siestas and a nursery available to park children in while adults are having their siestas. Security is taken care of by the 24-hour security guards. Being located on the outskirts of a matured township, Sri Cassia is close to the many necessary amenities required of life. There are several schools in the area which are SM Pusat Bandar Puchong 1, SK Pusat Bandar Puchong 1 and SK Pusat Bandar Puchong 2. The Giant supermarket is 5 minutes away as well as the Columbia Asia Medical Centre. Slightly further away from the hospital is Setiawalk, Tesco and IOI Mall. There are also many eateries within walking distance the condominium.Residents of Sri Cassia will find that they are very well connected, as they will have easy access to the Lebuhraya Damansara - Puchong (LDP), giving them mobility to the town area. The Bukit Jalil Highway and Kesas Highway close to their homes will provide residents with additional routes to the city centre. The closest bus stop is a seven-minute drive away at Kolej Putra.

  • Analysis

Sri Cassia is set on the outskirts of Puchong, ensuring that there will be no traffic congestion within the neighbourhood; residents will only need to endure traffic woes when they head towards the town or city. From all accounts, residents find Sri Cassia a pleasant place to stay in and recommend it highly for new families. However this apartment might not be the best for all families as it is a walk-up apartment that does not provide lifts for the elderly or the less capable.Sri Cassia is a low to middle cost home, and as such most of the buyers are of equal status or are students. Safety in the area is also negligible despite the 24-hour security, as Bandar Puteri Puchong is renowned to be a place of constant theft and break-ins despite a strong police presence. As an investment Sri Cassia does not show much appreciation in price over the years, perhaps due to its location. In the year 2010 this property was selling for an average of RM150,000 to RM195,000 and now three years later it is selling for RM230,000 onwards. As a long term investment Sri Cassia might prove fruitful, but at the moment it is certainly more suitable as a permanent residence for young families.
