    There are plenty of commercial centres within the enclave, namely Aman Suria, SunwayMas Commercial Centre, Prima Avenue, and Dataran Prima. Besides that, there is also a new commercial developments located at the junction between BU11 and BU12. Hence, commercial market is pretty stiff around here. Comparing Merchant Square and the others, Merchant Square can be easily reachable via vast array of highways, while the others are surrounded by residential – which one has to pass few neighborhoods before reaching it. However, Merchant Square is neighboring low and medium cost residential that make it lacking of exclusivity appeal.The rental rates at Merchant Square have been stagnant for around RM2.40 psf since its completion in the end of 2007. The demand here is very low. Previously in 2008, there was a 99 Speedmart minimarket opened at a corner lot, but it is closed within just few months because of bad business. However, restaurants and cafes seem to do quite well here.
