Section 9 which is located in Petaling Jaya, is an established and matured residential neighbourhood. Due to the prime location and the fact that there are several high profile persons residing in the area, one of the streets is referred to as “Millionaire’s Row” by some. Neigbouring areas include Section 6, Section 7, Section 10 and Section 52. Almost all units here are leasehold in tenure.The residential units in the area consist solely of freestanding bungalows. The land size for the units are large, starting at 10,000 sf and can go up to roughly 25,000 sf. The price ranges from RM200 psf up to RM450 psf, depending on a multitude of factors such as lot size, lot location, condition of house, size of built-up and interior design. Sub-sale prices of the units here could range from RM3 million up to as high as RM7 million.Surrounding the area of Section 9 Petaling Jaya, there are several schools which are namely SMK Assunta, SMK La Salle, and SMK Catholic located in the adjacent Section 10, Petaling Jaya. There are are also several places of worship around the area, including the Thai Buddhist Chetawan temple, the First Baptist Church, and the Church of St. Francis Xavier. Amenities could easily be accessed in Section 52, Petaling Jaya which is a banking hub surrounded by government buildings. Banks, eateries, and minimarkets could easily be found here. Less than 5 minutes’ walk from the immediate vicinity of Section 9 is the Taman Jaya Park which is adequately maintained by the local council and frequented by the local community. The strategic location of Section 9 in PJ allows for easy access to several shopping complexes; Jaya 1 is merely 5 minutes away, whereas Midvalley Megamall is 10 minutes via the Federal Highway, whereas the AmCorp Mall is the closest complex, being less than 5 minutes by foot via Jalan Timur.The area is also easily accessible via Federal Highway and the main road of Jalan Gasing, which connects a large part of Petaling Jaya. The New Pantai Expressway is also easily accessible along with the Sprint Highway, making Section 9 very well connected with the rest of Kuala Lumpur. There are two LRT stations located nearby namely the Taman Jaya LRT and the Asia Jaya LRT. Both are 5 minutes’ drive away and although near, is not close enough to comfortably walk to. There is also a bus stop located on Jalan Changgai just south of Section 10.

    Due to the prime location, traffic conditions are heavy during rush hours of the day, including after-school hours because there are several schools in the area. But traffic within the immediate Section 9 neighbourhood is fine because the area is rather secluded, although located just beside the beating heart of the city, and has a really low population density. Section 9 also sees heavy traffic on Sunday mornings as churchgoers attend mass in the few churches nearby.With all that said, the area is then an excellent place to stay if one can afford it. It is secluded yet near the city, with large land plots that you can build your dream home on, prestigious neighbourhood and easy access to the rest of Kuala Lumpur. In terms of investment it is not as viable as the tenure for the land is leasehold with roughly 50 to 60 years left on average. This would make subsale of the land significantly harder as it is more difficult to acquire financing, thus limiting the potential buyer pool.
