Section 16 is one of the most strategic gateway to Petaling Jaya given its location near Damansara Sprint Highway. It neighbors Bukit Kiara to the north, Section 17 to the west, Section 12 & 13 to the south, and University of Malaya to the east. Section 16 is a mixture of both freehold and leasehold properties. For accessibility, there are a few LRT stations which located within the proximity includes RapidKL Asia Jaya and RapidKL Taman Jaya. Addition to that, the Bandar Utama Express Bas Terminal is 1.76km drive from Section 16.     Section 16 is one of the highly demanded area for residential and commercial. As one of the most strategic gateway in Petaling Jaya, Section 16 provides easy access not only to all the PJ area, but also to all the major towns in Klang Valley. Generally, Section 16 is a quite ideal place for own staying as the residential development supported by a variety of commercial shops and facilities. As there is no new development can be foreseen, the buyer may have to go for second-hand house if they are interested to stay there. Currently there is limited space for new development in Section 16. Some of the land tenure in Section 16 is freehold and some of them are lease hold. The property price at Section 16 is much more expensive if compares to other and there is a sign of increasing in property price in the years coming.
