Section 14 is one of the most established commercial and residential hub in Petaling Jaya. It neighbours Section 13, Section 21, and Section 22. There are a few well-known landmarks in Section 14, which includes Jaya Shopping Centre, Digital Mall (formerly Metrojaya) and Tun Abdul Aziz mosque.In terms of residential at Section 14, there are approximately 1,658 units of terraced house, and 456 units of well set of bungalow houses. Apart from the terrace houses and bungalow houses, apartments and condos can also be found at Section 14, which includes Menara Jaya, The Istara, Millennium Square and Merara Bakti.Jaya Shopping Centre has been a bustling location for lots of families looking for daily needs, convenience and value for money products since 1974. Though the shopping mall is not that large scale compared to the other big hypermarkets and shopping malls, but it has a good variety of products. In terms of academic institutions, there is no school in Section 14. However, Sekolah Menengah Kebangsaan Sri Utaman located at Section 51A and Sekolah Kebangsaan Sri Petaling, which both are very close distance from Section 14. Besides, Universiti Tunku Abdul Rahman is located at Section 13, north of Section 14. In addition, there are hospitals within short driving distance such as Hospital Universiti Malaya and Hospital Assunta. Given the strategic location of Section 14, there are a few LRT stations which located within the proximity includes RapidKL Asia Jaya and RapidKL Taman Jaya. Furthermore, the location of Section 14 which is close to Federal Highway offers excellent access to all the major towns.

    Analysis

    Most residences in Section 14, such as condominiums, terrace, semi-detached, bungalow houses, are very old and some of them were refurbished and renovated to look new. Residential at this area mostly is Chinese with family. Currently there is no more space for new development in Section 14. However, there is some booming of commercial hub at Section 13, just across Jalan Semangat such as Jaya 33 and Jaya One, which offer more shops and office suites.Generally, Section 14 is quite an ideal place for own staying, as the residential development is supported by a variety of commercial shops and facilities. As there is no new development foreseen in the future, buyers may have to go for second-hand house if they are interested to stay here.
