Section 10 is, for the most part a residential area. The only non-residential part is one row of shophouses and several institutions, including several places of worship, government offices, and a public park, Taman Jaya. It is located on the intersection of Jalan Gasing and Federal Highway, two very busy roads that are crucial in Petaling Jaya’s road infrastructure, making its location extremely strategic. Neighbouring areas are Section 11, Section 9, Section 52, Bukit Gasing, and Universiti Malaya. Immediately in the vicinity of Section 10 is the Catholic Highshool, St Francis Xavier Church, Bible College of Malaysia, the First Baptist Church, the Marist Brother Training Centre and also, the Thai Buddhist Chetawan Temple. In terms of residential housing, the units within the area comprise of single-storey terrace houses, semi-detached houses, and bungalows. Almost all units in Section 10 are leasehold in tenure. Prices for the units here start at RM750,000, but a lot of the units are taken up by families who have their roots there, so units are not as easy to come by.In terms of amenities, the row of shophouses in Section 10 provide sufficient amenities if one is not too choosy. The central location allows for easy access to several complexes; Jaya 1 Shopping Complex is 5 minutes away, Mid Valley Megamall is 10 minutes away, AmCorp Mall is actually also 5-10 minutes’ drive away. The row of shophouses facing Jalan Gasing is where several eateries and banks are located. The street is crowded during meal-times as the food here is popular with the locals. A laundrette and minimarkets can also be found on this row. In terms of accessibility, Federal Highway and Jalan Gasing allows for great accessibility to other parts of Petaling Jaya as well as the whole of Kuala Lumpur. The two roads also provide easy access to other highways such as the New Pantai Expressway (NPE) and the Sprint Highway. In terms of public transport, the Asia Jaya LRT, and Taman Jaya LRT is nearby; not close enough for walking but a mere 5 minutes’ drive away.

    Section 10 is located on the far east of Petaling Jaya, so its location is not as central as the heart; therefore prices are much more reasonable. An issue that is common in most locations which are centrally located is traffic. Traffic congestion is an issue here as there are is a school located in the middle of Section 10, worsening traffic conditions during the morning and afternoon, where school session starts and ends. Traffic conditions on Sundays are exacerbated by the churchgoers for the simple reason that there are simply many churches in the area. On days with no occasion though, traffic is still heavily congested during the peak hours, where the working class get to and come back from work.The area is suitable for own-stay, due to the fact that there are many amenities in the surrounding areas, easily accessible, and is relatively quiet in comparison with the rest of Petaling Jaya. There is also a public park which is adequately maintained and frequented by the community especially during the evening for exercise. In terms of renting potential, Universiti Malaya is very close by with a driving time of less than 5 minutes into the compound. Students are potential renters for housing in the area.
