Ken Holdings had been established since 1980s, which was then known as Ken Grouting Sdn Bhd. It started becoming a property developer since 1996 and in 2000, it launch the first phase of Ken Damansara I development. In January 2003, the company was promoted to the Main Board of Bursa Malaysia from the second board. Its other property developments include Ken Bangsar, Ken Aman Terrace, and Ken Ocean Villas in Batu Ferringghi.Ken Damansara I is managed by Jewel Estate, which delivers pretty good maintenance works at the condo. In its website, it claims that the company is being made the role model by Lembaga Perumahan and Hartanah Selangor for other developers in Selangor as well as other states. Its collection of the maintenance and sinking fund is one of the highest in the country with 99.7% collection.Even though Ken Damansara I is strategically located with close proximity to major prime commercial areas, but its only entry and exit point is via the off ramp that links Sprint highway to Lebuhraya Damansara Puchong (LDP). Therefore if you are coming from Damansara Utama, you have to make a U-turn at Section 17 exit, while if you heading to the Damansara Heights, you have to first make a U-turn at SS2 exit. Traffic around the area is quite busy as well and get worse during peak hours. With massive development of Tropicana City, things would definitely get worse in near future. Even with the new road link development towards the condominium, it doesn't seem to ease the road congestion. Ken Damansara I is among the favorite pads for college students who study within the area, such as KDU College which is just within 10 minutes walking distance across Lebuhraya Damansara Puchong. Some claimed that some greedy owners built partitions and transformed the 2+1 bedrooms unit into 5-bedroom and rent those rooms to these students from RM300 each. Besides students, Ken Damansara I is also popular for young executives and newlyweds. In terms of capital appreciation, Ken Damansara I appreciated at about 4.89% per annum from 2003 to 2006, where the subsale price and rental are about RM246 and RM1.24 psf respectively. However, the trend does not continue to rise significantly afterwards as it is now being traded at around RM260 psf. Comparing Ken Damansara I with its closest competitors, Casa Damansara 1 and 2, the former performed better than both, as Casa Damansara 1 appreciated at about 2.03% and Casa Damansara 2 0.93% within the same period.Ken Damansara I is not without faults. There have been complaints regarding the quality of the workmanship. It is opined to not be very good as cracks can be seen on the external wall of Block B. The sound insulation of the units are also allegedly quite bad as the walls are believed to be hollow and one can hear the noise in the living room from another room clearly.
