Analysis
Residents at Sterling will be looking at around five to ten minutes drive by car to reach the nearest shopping mall. Malls that are nearby are 1-Utama, Sunway Pyramid, The Curve and a Giant hypermarket. Imagine having so many shopping malls nearby, it would be simply splendid to go get things needed without getting caught in a massive jam or even travel at long distances.In terms of price, Sterling is still reasonable and much cheaper as compared to luxury condominiums in Mont Kiara. It is hard to compare due to the location and quality of condominiums, but if you are planning to stay cheap around Petaling Jaya or Kelana Jaya, then there is no harm trying to have a look at Sterling. Initially, units here were sold at about RM200 psf, current subsale units (as of October 2014) starts from around RM750,000 depending on the size and also whether it is fully furnished. At this price it is still quite reasonable for a luxury condominium. Sterling is situated quite near to a highway. At times it can be time saving as one can travel in and out of the area with ease. However, there is a catch, one may be facing traffic congestion during the peak hours. There is also the noise pollution that has to be taken into account. The noises from the vehicles on the highway can be disturbing.Sterling is built on a leasehold land, which is considerably pricey compared to other surrounding freehold condominiums in Kelana Jaya. However, the design and location of the property is very good. It is worth considering if the leasehold status doesn't bother you.
