Analysis
Dijaya Corporation is a common name in property development industry. It was established since June 1979 and listed in the Main Board of Bursa Malaysia since August 1992. The company has developed plenty of developments which mostly located in Tropicana and Petaling Jaya. Among developments by the company are Tropicana Golf & Country Resort, Tropicana Indah, Casa Tropicana, Casa Kiara I and Tropicana City Tropics. Future developments planned are Tropicana City Business Park and Tropicana Grande, both located in Tropicana.Due to on-going construction works of Tropicana City, residents have to suffer noise pollution and dusty air coming from it. It is estimated that the whole development will be completed in 2010. Units at Casa Damansara 2 that facing South West suffer bad view of Indian cemetery located in Damansara Jaya. The cemetery is highly visible as the cemetery is located on the small hill in Damansara Jaya next to LDP Highway. Being nestled in between Damansara and Petaling Jaya, traffic around the area is bad during peak hours. With upcoming new commercial developments located just a stone's throw away from Casa Damansara 2, the problem will get worse. Casa Damansara 1 is slightly more expensive than Casa Damansara 2 in terms of per square foot. Back then in 2008, Casa Damansara 1 recorded prices were from RM253 to RM260 psf, while Casa Damansara 2 recorded prices were from RM243 to RM257 psf. Even though Casa Damansara 1 is three years older than Casa Damansara 2, and is a higher density development, its price is higher due to its smaller sizes. Comparing Casa Damansara 2 with Ken Damansara I and II, Ken Damansara I price is slightly lower and Ken Damansara II is slightly higher.Investment wise, Casa Damansara 2 is good as its demand has great potential to rise due to several factors such as new commercial developments in the vicinity, plenty of amenities nearby and new residential developments in the area are tagged at extremely higher than Casa Damansara 2. For instance, UOA Damansara Serviced Suite is priced at around RM600 psf. In terms of rental, it seems the rental rate appreciated nicely from time to time.
