Taman Berjaya Baru is a highly established residential development located in Kajang in the state of Selangor. It is well located at only 2.5 kilometres to the town centre of Kajang, while Kuala Lumpur is a half an hour drive away and the Kuala Lumpur International Airport at a 40 minutes drive away. The government office area of Putrajaya is only 20 minutes away.Taman Berjaya Baru consists mainly of double storey terrace houses, with a mid range condominium by the name of Casa Villa and a low cost 5-storey walk up apartment also named Taman Berjaya Baru. The condominium stands at 11 storeys tall with an average built up of 1,213 sf with 3 bedrooms and 2 bathrooms, while the walk up apartment has the same number of bedrooms and bathrooms but at a much smaller built up of only 650 sf.The double storey terrace houses in Taman Berjaya Baru on the other hand have between 3 to 7 bedrooms with 2 to 4 bathrooms and built-ups of between 1,400 sf and 2,300 sf. Prices of these homes vary widely, as the low cost apartment units cost only as low as RM38,000, while the condominium units start selling from RM230,000 and the houses from RM470,000.In as different as all these homes are, Taman Berjaya Baru is nevertheless a long established housing development where all the homes are fully occupied. As such, most of the homes that are being released for sale are usually partially furnished with in-built kitchen cabinets and in most cases built-in hoods and hobs as well. Auto gates are the norm in the landed properties, while safety grills are the norm is all 3 different types of homes.The neighbourhood of Taman Berjaya Baru is an old one, and was not built with recreational activity facilities. The apartment, however, has their own facilities such as a jogging track, playground and barbecue area, while the condominium has 24-hour security, a swimming pool, wading pool and gym. However, residents of the landed property do not share in with any of these facilities.There are many schools within the vicinity of Taman Berjaya Baru, as well as many local banks to serve the needs of the residents. Eateries and restaurants are aplenty as well, along with the hypermarket that serves the area, Giant, that is only less than 10 minutes from the neighbourhood. The closest medical institution is the Kajang Hospital that is less than 10 minutes away, while the closest major mall is Jusco Taman Equine that is only 20 minutes away.Taman Berjaya Baru is well connected by the main trunk road of Jalan Sungai Chua which joins with Jalan Semenyih, and also has direct access to the SILK Highway. Other highways that are just as easily accessed are the LEKAS Highway, PLUS Highway and the KL - Seremban Highway. Pubic transportation is as easily found at the Gudang KTM station that is only seven minutes away from home.

    Taman Berjaya Baru is one of the most well located housing developments in Kajang that has direct access to the SILK Highway. Density of residential areas is however extremely high in the area, which affect traffic extremely badly during peak hours, especially after work. The worst affected road is Jalan Semenyih, where the main road of the housing development, Jalan 7/1, becomes extremely congested as well as many motorists use it as a shortcut to get to Jalan Semenyih from the SILK Highway.The neighbourhood of Taman Berjaya Baru is dedicated mostly towards the middle income group, leaning more towards the upper middle income group. As such, the residents of the area are highly respectable and are mostly white or blue collared workers. Car theft however seems to however be a continuous headache here, therefore parking on the streets is not advisable.Taman Berjaya Baru is one of the best lcoated housing developments, hence the increase of its property prices when property development from the city of Kuala Lumpur spilled over into the outskirts. However, since the property slowdown that started in the beginning of 2014, prices have dropped noticeably. Those who are looking for a permanent home in the area would do good to keep their ears to the ground for a good bargain.
